I get the offer to my client as soon as possible. Depends on the situation, usually the answer is immediately.

Time is of the essence with any offer, and I notify the Seller immediately and make arrangements to present it to the Seller as soon as it is feasible to do so.. I always invite the Buyer agent to present his/her offer in person, and if possible to have his/her buyers standing by outside so any changes can be dealt with immediately.

We don't usually have deadlines here, but even without them, getting a response prepared and returned asap is the way to go. If there was a deadline, I wouldn't wait until then to respond.

I work fast and furious to keep the negotiation going. Any delays can only muddy the deal, and that is not what I am hired for.
Good question by the way!

Always present the offer immediately, unless the seller has instructed his agent to wait until a certain time, and then present all offers. But this should be on the MLS so any agents making an offer know it won't be looked at until such and such a date. Now that doesn't mean a buyers agent won't try to jump the gun with an early deadline; then you present the offer to the seller early, see what your instructions are, if any.

If the offer is good, and you don't have another offer on the horizon, respond with "Acceptance" immediately. In my state of Florida, a Buyer can rescind an offer before it is accepted (it happens sometimes).
If the Seller plans to counter the offer (not accept it), then you can take more time as necessary.

Michael & Gayle Ramsey Fujita - there are some rules of negotiations. Depending on the offer, act fast or keep quiet!

The last 3 years in spring and early summer we see multiple offers. We typically put into Broker remarks when the offers will be reviewed and when to expect a response.

I manage potential chaos and fire drills by making it crystal clear when the offer deadline is and how much time to leave for the seller to respond. I am not acting unilaterally here ... the sellers agree to the strategy.
That said, all markets are different. Some markets won't tolerate an offer deadline in which case a quick response may be the better practice.

This is a case by case situation. A great offer from a highly qualified buyer with a good agent gets attention immediately. Subsequently a low-ball offer gets put in the back burner but helps bring other offers in since I can now state we have an offer.

I respond in accordance to the directive of the one who hired me.
In many cases they can not or will not be disturbed at work.
The deadline has no bearing. I will make the effort to suggest to the buyer agent response will be delivered not before the following AM.
Those who hire me have been made aware of the negotiation tactic and are prepared.

What is the purpose of waiting for the deadline unless it's unavoidable due to sellers being unavailable more quickly?
