This is such a great blog by Theresa that I just had to re blog it if you miss it the first time. You've likely been contemplating (amid news of escalating mortgage rates and rising home prices) whether 2024 is the right time to buy. Well, here's the gist: property values in the States have been on a rollercoaster, thanks partly to the economy's twists and turns.    You can apply no general formula to the real estate market nationwide. Prices and housing costs vary widely by location. Still, the unchanging rule of real estate always applies. It's all about location, location, location. If you're hunting in booming metros, brace yourself for higher tags. In quieter areas? More bang for your buck. Should you listen to friends and family before making a decision? Did you know that the medi...

It’s time for an update on our bluebird boxes!   If you follow my blog then you know that Larry and I monitor bluebird boxes at Kickerillo-Mischer Preserve. We also have a bluebird box at home.  Our most prolific box is on its second brood for the season. There were 5 eggs and from what we can tell 4 hatched (on Monday, 4/22)   We have 2 boxes with baby birds however one has baby chickadees (we think) and the other has wrens, both cavity nesters. We had to insert our wireless endoscope in the wren nest to see what was in the nest. ( Baby chickadees hatched last week.)   Wren's nests are different from bluebirds and chickadees in they look like one big mess.     Our nest at home is on its second brood and a second egg was laid today! (Tuesday 4/23)                     We’re hoping anoth...

Nerdin Gardens: Lettuce All Get A Head As garden plants push through the rich soil, gaining ground in their journey towards fruition, some seem to be in a race to get to the end of their production cycle. The southern Utah sun brightly shines down, happily nurturing them all in unison. Smooth, tomato orbs of tangy sweetness, vying for the top, anxious tendrils searching for purchase, coiling around the wooden supports, as high as 13 feet. Zucchini blooms turning out long and lean fruit in a cacophony of simultaneous accomplishment. Sweet pea vines, encouraging rapid growth, often stretching up and outside of any boundaries or confines. Strawberries popping up vivid red quickly from their recent pink status while ravishing, round radishes bobbing just above the earth's surface, demanding...

All Things Real Estate:  By Philip A Raices - April 15, 2024 0  Share  Tweet  Pin  Email  Share I have dealt with literally thousands of buyer and seller clients over the last 42-plus years, listening to their specific “needs and wants” in finding a purchaser for their homes and buyers in their search for their “next place to call home.” The one common denominator was the location, location and most importantly the school district. Even for those downsizing or who were empty nesters, the majority weren’t concerned or gave little thought to schools being of any importance.  I conveyed to them that the better the schools, the more stable the prices and potentially greater resale value. I have found and truly understand the importance of an excellent above-average education; the accompanyi...

Selling a home with a bad roof can be challenging, but it's not impossible. Here are steps to navigate the process: Assess the Damage: Get a professional inspection to determine the extent of the roof damage. Understand the type of repairs needed and their potential cost. Disclose the Issue: Be transparent about the roof's condition to potential buyers. Disclose all known issues upfront to build trust and avoid legal complications later. Get Repair Estimates: Obtain estimates from reputable roofing contractors for repairing or replacing the roof. Having these estimates ready can reassure buyers that the issue is manageable. Price Accordingly: Adjust your selling price to reflect the cost of repairing or replacing the roof. Consider pricing the home below market value to attract buyers w...

Many ask the question, do home sellers and home buyers really use real estate agents? Well the numbers are in! The overwhelming majority of home buyers and sellers choose to work with a real estate agent. Why is that? Real estate agents help consumers successfully navigate one of life’s most expensive and impactful transactions—providing invaluable advocacy, support, and expertise.Sellers need an agent who can market their property to the widest range of buyers available and work tireless in their best interest. A buyer broker is needed for success in a transaction with their fiduciary responsibility aligned with the buyer. Fair Housing is important and both sides need representation to be in compliance for a home purchase transaction.Prioritizing my client’s needs is my utmost commitme...
