We've observed for years what an odd real estate market Fusion South Bay is, as it just doesn't always seem to follow the guiding principles of supply and demand.There are times when nothing comes on the market for months at at time and it would definitely seem that demand would be on the rise. Sometimes that's the case and anything that hits the market gets sold quicky....and sometimes new inventory piles up as is the current case.What's even stranger is that sometimes things sit and sit and then when one home sells.....there's a rush on the others. Having said that we seem to be at one of those moments when inventory (depsite high demand) of new homes on the market seems to keep piling up. At the moment there are 5 homes for sale and two of them are fairly rare 3 bedroom "J" floorplan...

If you think you know real estate in Hawthorne CA from even just 10 years ago.....it's time to think again.Real estate in  Hawthorne CA doesn't always evoke images of  luxury.  One of it's main selling points over the years centered solely on the fact that it's less expensive than other South Bay cities.....but there was definitely a reason for that lower price tag and it's taken a while for that to change.As is often the case in areas near the coast, the further from the beach you get the lower the demand and lower the prices. Real estate in the South Bay is definitely not one uniform market. As we're on the coast, homes from one street to another can yield dramatically different prices.Real estate in Hawthorne CA is a perfect example of how even within the borders of this smaller city, prices and neighborhoods can be dramatically different. Fusion South Bay is a rarity in the South Bay.  With undeveloped land almost unheard of there are simply no places to build new housing developements.  While new construction single family and small townhome complexes are all the rage in this hyper active real estate market, larger complexes are a different animal altogether. The real estate market in Fusion South Bay doesn't always follow the normal trends and patterns of some of the surrounding neighborhoods. Unlike the surrounding cities of Manhattan Beach and Redondo Beach in which home inventory has been down and prices are on still on the rise, the market in Fusion comes in waves. As of several months ago there were almost no homes for sale and when one came on the market it quickly sold. The next few homes that became available were priced on the very high end and sat for some time (some still sitting) and as many of the newer listings were based on those prices there is an abundance of homes for sale ranging from the smaller A and B floorplans to two 3 bedroom units that are generally rare and not often on the market. Often when we look at the broader world of the real estate market it's hard to notice just how dramatic a shift can be. It's equally amazing just how quickly we forget the market we just left...as if we'll never be back. I focus much of my attention in terms of marketing, selling and blogging about a small gated community in the Hollyglen known as Fusion South Bay. It's just a pocket of newer townhomes in the South Bay but nowhere have I seen a more drastic turnaround and the implications it has had. With inventory continuing to decline the condo and townhome markets in the Hollyglen communities of 360 South Bay and Fusion South Bay have continued their torrid pace. Both complexes are located along Aviation Blvd in the area of Hawthorne known as Hollyglen. Fusion South Bay was completed in 2007 and 360 South Bay began releasing units in the past 2 years, so both offer a very affordable way of getting new or newer construction in the area which is very rare in the South Bay. According to Manhattan Beach realtor Keith Kyle "many home buyers in the area often start their search looking for homes in Redondo Beach and find that in the mid $400K -$550K range what they can afford is much older and smaller. Fusion and 360 offer a similar location, great schools and a much lower price point....

4/11/19 update - Oh if we had only known then what we know now.  Hollyglen and Del Aire prices have skyrocketed since we originally wrote this post.  Looking at the prices below back in 2013 when we wrote this there are no prices like this anymore.  Home prices now generally start in the $700,000s and quickly go up from there. I have sold a number of homes in the gated community of Fusion South Bay and often times the home search starts elsewhere.  It is just east of Manhattan Beach and just north of Redondo Beach and it is located in an unincorporated part of Hawthorne known as Hollyglen.   Although it doesn't quite enjoy the status of both Manhattan or Hermosa, it also doesn't come with the same price tag which is how I often end up showing homes there.  The typical buyer is a first time buyer currently living in the Beach Cities and hoping to make their transition into home ownership.  The challenge that we often run into is that in the usual sub $500K price range, the options in North Redondo Beach are often fairly old with few upgrades.  The price range in Manhattan Beach is virtually non-existent.  The ...
