I have read countless articles about whether one should rent or buy but none of them put actual properties that were comparable in the same neighborhoods to the test.  So, I thought I would do just that. Let's take two properties in San Rafael, CA (zip code 94901).  One that just sold (74 Crestwood) and one that just leased (67 Maywood).  These two homes are within 4 or 5 blocks from each other if you are walking, much closer "as the crow flies".  They both have Mt. Tam Views, same school districts, etc.  The main difference between the two homes, both very nice, is that 74 Crestwood is all on one level with a large level lot and 67 Maywood is two stories on a hillside (unusable) lot.  So, outdoor living at 67 Maywood is on decking and 74 Crestwood on a level landscaped lot.  Let's star...

As of August 6, 2011 31% of available listings in San Rafael are in escrow. For the month of July 2011 53 homes sold in San Rafael for an average final selling price of $653,011. The average original asking price of these homes was $692,872. The range of final selling prices was from a low of $117,000 to a high of $3,050,000. San Rafael, CA's February 2011 home sales slowed to 22 after a momentous January in which we had 32 homes sell. The entry level price band (under $600K) remains strong - 35 of these homes are currently in escrow (WOW!). Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly and accounts for another 24 of homes in escrow. Interestingly, the entry level market is virtually the only segment of San Rafael inventory experiencing any meaningful traction - for example, of the 22 homes which sold last month, 16 were priced under $800,000, although there was activity in higher end as well with 3 sales over $1 million.
