Once upon a time, there was a buyer who wanted an Atlanta investment home; her name was Ms. Buyer. Not an enemy of rehabilitation and renovations, she sought out to find a "good priced" home that needed some work! So, she found the perfect real estate agent (Ms. Agent) and told her EXACTLY what she was looking for. After about a week of searching, THEY FOUND THE ONE.--a 4,000 square-foot Atlanta foreclosure home owned by the bank. With over $120,000 of repairs needed just to make the home livable again (including mold, termites, water problems, and more), they were sure the bank would take their offer. We'll so did someone else!!! By the time they submitted the offer, the bank had already accepted another offer........ "Who else would buy that home," said Ms. Buyer. So, Ms. Agent scoure...

Freddie Mac reports a decline in the 30-year fixed mortgage rate to 5.78 percent during the week ended September 18 from 5.93 percent the prior week, marking the lowest level in seven months. During the same period, the 15-year mortgage rate dropped to 5.35 percent from 5.54 percent. Meanwhile, interest on five-year adjustable mortgages slipped to 5.67 percent from 5.87 percent; and the one-year ARM slid to 5.03 percent from 5.21 percent. These are very interesting times for the Savvy Atlanta Homebuyer...... FIND OUT HOW TO PROTECT YOUR CHILDREN AND PETS TOO!! Did you know that lead is the #1 environmental hazard for children 6 and under? Lead was often used in paint and varnishes prior to 1978, and the older the home, the more likely it will contain lead based paint. Although paint in good condition is of relatively minor concern, even intact paint that is on a surface that receives wear, like doors, floors, windows or cabinets can create lead dust. Even more alarming is that many homes of this age are prime for one thing....RENOVATIONS AND REPAINTING!     If lead paint is disturbed during renovations and repainting that is not done under proper conditions, hazardous conditions can quickly occur!!! An amount of lead dust equivalent to the contents of a sugar packet is all it takes to creat...

SPIRE. MIDTOWN. OWN THE SKY When Spire Midtown was announced in 2004, it was like the land rush days of the Old West! You got to see a "model" that was built into some older retail space around the corner from where the actual building would be built. You got to look at floor plans displayed on the wall. And then a Sales Associate would show you on the model where your choice was. And then you leaned against the wall and signed your contract on your leg....there was no place to sit.  388 homes Sold in 4 weeks! Gotta love that!  It was the new, and ONLY kid on the block if you wanted a new condominium in Midtown. And they did a pretty good job. Let me take you on a quick tour of Spire. Midtown. Let's start with was was BEFORE Spire Midtown....In fact, I even attended an event in the ho...

NOTE:  I've renamed this post as the title was too similar to my post the previous day. The thrill of being a home stager is realized when you've taken a room and transformed it into a warm and welcoming part of the home.  As a home stager in Atlanta, I've been fortunate to be given opportunities to help homeowners, Realtors, builders, investors, etc... Today was no different.  We were awarded the home staging contract last week and staged the home in one day (today)! As usual, I was anxious to get the pictures loaded so that I could send them off to the agent for her use.  After loading them, and with my husband sitting idle (for a change), I decided to show him the set of photos.  When we got to these two pictures, he had me go back and forth a couple of times to ensure it was the sam...

Atlanta Real Estate - Virginia Highland homes for sale After living in Virginia Highlands for almost 10 years, I can tell you that there isn't a better place to be in the "intown" Atlanta area.  Homes in this culturally rich area are very much sought after, as Virginia Highlands real estate is probably the most desirable neighborhood in the Atlanta area, in terms of investment and livability. My Intown Atlanta "Deal of the Week" is a STUNNING tudor-style home that really has it all... and is MUCH larger than it looks!  The home features 5 bedrooms, 3 full baths, a NEW two car garage, basement, stunning master suite upstairs, gleaming hardwoods on the main floor, entertainment / family room, and an updated gormet kitchen with granite. Because this classic Virginia Highlands home is a for...

I've read about this restaurant in a review from Atlanta Magazine. It peaked my interest for several reasons. First, we don't have any good Mexican restaurants in Midtown or Midtown West, as this area is called, so there was hope. Two, I know the owner, Michael Benoit. He lives in my building, Plaza Midtown, and is the owner of another Midtown landmark, The Vortex Bar and Grill. And Third, with my in-laws in town for 2 weeks, I was looking for options! Well....first off....it's located in the ever-changing area of Midtown West (so it has been somehow named) or the industrial area west of the Downtown Connector that is seeing a surge of new condos, townhomes and other retail establishments. Bone Garden is locate in the totally cool Lumberyard Lofts complex....a converted warehouse that i...

As an Intown Atlanta real estate agent, I see more than two dozen homes each week and every week or two, I see one that truly stands out from the crowd.  This week's BEST BUY is a 2 bedroom / 1 bath home in Kirkwood and is an excellent opportunity for a first-time home buyer.  The home is a true Craftsman bungalow with all the bungalow charm. From the moment you step into the screened front porch, you can't wait to see more!  Lots of windows, bright rooms and gleaming heart of pine (hardwood) floors really make this home sparkle.  The kitchen was recently remodeled and features upscale stainless appliances (with a gormet stove) and an eat in area. There is also a bonus room that is perfect for an office.  The home also offers lots of outdoor living space - from the screened porch to the...

This article is reprinted with permission. Sometimes, someone can just say it better than you can...and I think many of you will agree with Seth Weissman's take on the real estate market. I wanted to share it with you. Purchasing a home in the next six months might be the smartest thing you've done all year. Bottoms of real estate markets never announce themselves with fanfare. Economists generally only determine the exact bottom long after the market has sharply rebounded. My prediction is that when the dust finally settles, the experts will look back on the time period between now and the presidential election as the best time to have purchased a home. Why is this the case? There are several interrelated reasons. The first is that the housing market in the metropolitan Atlanta area is...

I recently visted one of the most amazing places in the world!  The Country was Costa Rica and the town was Dominical!  Dominical is a small, I mean really small, town in the south western part of Costa Rica.  Up until recently very few people had ever heard of Dominical.  It's a place were your more likely to find a surf shop then a convenience store.  A group of hippies back in the 60's and early 70's were the first Americans to really ever visit there and many of them still live there!  Who wouldn't want to though.  It's paradise, actually its even better than paradise because the surfing is next to none. Unfortunately I didn't go to Dominical on vacation, I went there to serve my father!  Even though Dominical is a gorgeous area, its infested with poverty. The natives that have been...

The Atlanta Public Schools System is building a new elementary school on Ponce de Leon Avenue which will cause the redistricting of Morningside Elementary and Mary Lin Elementary Schools.  The City of Atlanta School Board just released it's plan and will hold a public forum on Thursday, September 18, 2008, at 6:00 p.m. at Grady High School.  I encourage all of those affected to attend.  Scott Eaves, Associate Broker(404) 518-3820 - DIRECT(404) 920-3439 - FAX www.scottsellsatlanta.comKeller Williams Realty/Atlanta Classic 3800 Camp Creek Parkway, Suite 18-100 Atlanta, GA  30331 (404) 564-9500

So, in light of the recent Fannie Mae/Freddie Mac News, buyers looking for Atlanta Real Estate, yet again, are reaping the rewards of this historic time...So, what does Sunday's announcement that Fannie Mae and Freddie Mac will come under control of the government actually mean for buyers?? Well, this announcement came as the government felt both these institutions will no longer be able to meet their mission statement which is to provide liquidity, stability and affordability in the housing markets.  Fannie Mae and Freddie Mac both have issued many Bonds which over time mature, and Fannie and Freddie need to pay back the principal on the maturing Bonds. The way they raise capital to pay these maturing Bonds is to issue new Bonds.  This happens every month.  And as long as Fannie and F...
