Let's get that house sold! We put more than just a sign in the yard - check out our yard signs! I happened to be on duty for our office over the Christmas weekend and on floor duty this past week. Let's just say that I can see hope on the near horizon for the real estate market in the Wilson area! I received several sign calls as well as internet inquiries in a traditionally "slow" time of year for real estate. Presently, I am preparing a prospective "show list" for folks that are considering the Wilson area for their next purchase that called me from one of our signs in front of a listed property. Several other sellers are in contact with us about using our personalized "TaberTeam" services to sell their home. One of our custom marketing strategies is included on our yard signs. Our s...

Everybody knows how slow the market can be in December.....so we decided we needed to build a couple of houses. We set out to find the best looking plans we could find and then to get an architect to make some changes to match our client's “tastes”. Then we had to talk to a builder and some sub-contractors to be sure we could get everything done before Christmas. Once we were assured we could get it done we started gathering all the supplies.....and this is what we came up with! Okay, okay, I know it was a play on words...but it was fun. Our nieces came over and we built gingerbread houses before Christmas. We all had fun and since we are in the business of selling houses it fits. We hope you all had a wonderful Christmas and that this coming New Year of 2012 will be filled with many ne...

Citizen's Academy is a great program presented by the City of Wilson, NC. I had never really heard much about the Citizen's Academy even though they had been holding it for several years. I decided that since I have lived in Wilson for 32 years, it was time I learned a little more about the city and how it works. I decided to apply. I sent my application to Tonya West with the city and did not hear anything for a few weeks, then one day I got a letter in the mail that said I was accepted. I was actually very excited. As it turned out we had the largest academy class ever. We all had a great time. One night we went out to the Dam at Buckhorn Lake, the city's main water supply. That night they fed us a delicious dinner by the lake prepared by employees of the city of Wilson and we got to ...

Deck the halls! Decorate your home and enjoy the Christmas season - even if your home is on the market! Many sellers are reluctant to have their homes on the market during the Christmas holidays because they feel like buyers may not want to see a home decorated and not in it's everyday condition. But our experience tells us, that this is not an issue with most buyers. They welcome the opportunity to see a home all "decked out" with tree and other holiday decor trimmings because it allows them to get a glimpse of how they could decorate should they choose to buy that home. During showings at any time of year, we often hear buyers make comments on "where we can put our Christmas tree" as they tour a home! Or they sometimes will conjure up ideas of how to decorate the fireplace mantel, so...

Great news!  We're starting to see some light at the end of the proverbial "real estate tunnel" here in the Wilson area.  Call-ins and showings seem to be picking up a little as well as Open House traffic.  At this time of year, as we approach the Christmas season, we normally see buyer inquiries taper off a bit until January, so this flutter of activity is promising.  There have been some years in the past that we have had tremendous viewing activity and sale closings in December, even on Christmas Eve!  So you never really know who might be looking to buy or who may be interested in putting their home on the market in their time off around the holidays!  Or if visiting friends and relatives may want to look at the possibilities of making Wilson their new home as they explore our area ...

It seems like buyers are getting worse and worse with the low offers.  No matter howwell the house is priced, they still want to come in considerably lower with their offer.  I can understand if the house is overpriced as many are today, but when the house is priced according to the market and the offer still comes in $30K below and then asks for closing costs it hardly makes any sense. I am looking forward with much anticipation to a time when buyers are again willing to pay what the house is worth.  With these low interest rates and low listing prices, buyers need to realize how good they have it.  Of course, some of them do and we are starting to see a resurgence of activity.  Selling real estate in Wilson, North Carolina is getting exciting again!

I attended my neighbor's Little League game last night at Burt Gillette Park.  It was a tournament playoff game and it was being played on the grandstand ball field. That was great for us fans because that meant we were in the shade and it was still very warm last night at 6 pm!  (There are three other ball fields that don't have covered bleachers.) As I sat there with my friend and watched her grandson play, she remarked what a great facility this is.  It caused me to pause and compare it to the minor league baseball stadiums in the area and I realized that it is as nice or nicer than those facilities.  How many towns of less than 50,000 people have built a multimillion dollar soccer and baseball complex equaled to Wilson's?  We've already hosted tournaments for the entire Southeast...

I received mine yesterday!  I am looking forward to attending this year's party at the home of Sharron & Marshall Dildy.  Last year much of Wilson's "Old Guard" turned out for the annual celebration at Betty Lou and Henry Walston's home.  Sharron and Marshall just moved into their home in December and their gardens are not as established as Betty Lou's, but the extensive grounds should allow everyone to spread-out and enjoy the company of their friends.  The house will probably be the focal point this year as it has had a major renovation including new kitchen, den and full back porch. It's not to late to join Preservation of Wilson and receive your invitation. Call Kathy Bethune at 234-7694 so you won't miss out on this year's fun.  www.PreservationOfWilson.com/events.html

What is keeping you from buying your new home?  Is it pricing?  It shouldn't be!  Pricing, even in our area, is down.  Is it available properties to choose from?  It shouldn't be!  We have many more homes on the market than we have had at any point in a long time.  Is it the prospect of financing problems?  It shouldn't be!  If you have good credit and verifiable income and down payment and closing costs that should not be an issue either.  In some of the rural areas we can still get 100% financing for qualified buyers! So what is it?  Fear of the unknown?  Fear of being turned down for a loan?  Whatever it is, just remember that we have a great inventory and great pricing and great rates.  It is rare for all these things to be available at once but that is the market we are in today. PricePrice is of course always important. However, in a buyers market it is more important than ever to properly price your house. In a recent article I discussed the various reasons why you should Price It Right on day one. Please take a moment to review this article. All you can do is ensure the price is reasonable and justifiable. This should ensure that buyers will consider your house. The price is actually decided by what a willing and able buyer will pay. SituationI received a call from a couple needing to sell their home fast. The husband was a Deputy Sheriff in Nash County and had started a new job as a Police Officer in Knighdale, NC. He had a deadline of when he had to relocate to Knightdale or he would risk losing his job. They had already listed with another Realtor for 6 months and the listing had expired with one showing. We all know that gas continues to go up straining our budgets. In the real estate business we put a lot of miles on our vehicles showing buyers around, checking on listings, and delivering paperwork. I have been spending somewhere between $400 and $600 per month this year on gas and I'm tired of paying that much for gas. The reality is that 90% of the time I'm in the vehicle by myself, not with clients. Therefore, I have purchased a 2006 KIA to use in my business. I of course still have the huge realtor vehicle for when I need to drive around clients. But for the other 90% of the time I will be consuming a lot less gas. With lower interest rates and plenty of homes to choose from, now may be the right time for you to purchase real estate. Today's lower interest rates may not be around when prices flatten out, so trying to time the market rarely works to your advantage. Another problem with trying to time the market is that it requires a rising market to know just where the bottom was ... hindsight is always 20-20, isn't it? In many cases, purchasing a home may be cheaper than renting. Click Here to read the entire article. About the AuthorDavid C. Recker is a Top Producing Realtor licensed in North Carolina. On this day, please join me in remembering our fallen military personnel and reach out to a veteran and thank them for their service to our country. Traditional observance of Memorial Day has diminished over the years. Many Americans nowadays have forgotten the meaning and traditions. I am a retired U.S. Army Infantry Sergeant Major and I WILL NOT forget. It is in no small part through the sacrifice of our military men and women that we have the freedom to enjoy life's simple pleasures. About the AuthorDavid C. Hey everyone!  I hope everyone has enjoyed this week of almost beautiful weather!  This has been a great week for real estate in the Wilson area.  I have had potential clients and clients from as far away as California and Mexico!  All coming to Wilson for a variety of different reasons.  We still have the retirees and the halfbacks but our locals are also starting to get back into the picture a little bit more.  I am seeing many more sign calls and internet inquiries than the past few months.  This is encouraging!  Interest rates in our area are still running around 5.5% for someone with good credit and 5% down.  Some ARMs are coming back into the market and even the occasional 100% loan and an interest only loan or two can also be found.  The key has always been, if you want the best ...

Despite lower prices and historically low interest rates, existing single family home sales remain weak. Locally, we have plenty of good homes to choose from in all price ranges, and interest rates remain low thanks to the Federal Reserve's rate cuts. So, why are so many buyers sitting on the fence? It's a fair guess that consumers are waiting for home prices and even interest rates to fall even further.Click Here to read the rest of this article.About the AuthorDavid C.
