Maybe a little gratuitous sharing of an article because I'm quoted, but factual reporting on a luxury development here in Steamboat that I believe in for the quality of craftsmanship, location and how much the homeowners love the base area community.  Stonewood has gone back to pre-construction pricing and the results are tangible. As the real estate market here has shown improvement over that past couple of months, buyers seeking luxury at the Steamboat base are should put Stonewood on the list of things to see.

From some local lenders here in Steamboat, there is news about USDA loans. We receive weekly updates and this is from today's "Did You Know" compliments of Kathryn Pedersen and Holly Rogers of Yampa Valley Bank is this:
"Did you know that the USDA GRH program is back? As of today, they are allowing us to lock and fund USDA loans. A bill has passed the House and Senate and now moves to the conference process. Unless something changes, we are full steam ahead on USDA loans.

Interesting read in the Sunday Denver Post about the real estate markets in Rocky Mountain Region.  Numbers are definitely trending up in many areas including Routt County. We are beginning to see some serious price reductions on land and have seen a flurry of activity on lot sales which is a great indicator of improvement.  The trick is in getting the loan if your intention is to get a construction loan and build soon. There are a couple local lenders that are doing these types of loans if you are worthy!

Signs are definitely present of folks taking advantage of the 1st time homebuyer tax credit that is nearing deadline on April 30th. At this time, it appears that the government will not offer another extension. Any first-time or move-up buyer who is interested in taking advantage of the tax credit much have a binding sales contract by April 30, 2010 - with the home purchase completed by June 30, 2010. Well, we got a wallop here in Steamboat. 21" reported at the top of the mountain and not sure anyone was at work yesterday morning. Blue skies prevail this evening and there's plenty of snow to wrap up the season. Real estate is definitely on the upswing. Closings this week already include some big ticket homes. $2.8 and $4.0 million dollar homes in the mountain area closed this week. This week has been particularly interesting as we have seen a few larger properties go under contract and pending sales are on the increase. Cash buyers are seeking the deals and sellers are listening! Amidst the crazy lending market where every day is a new day, there is still opportunity if you have the patience.
