We have spent a lot of time in the past week or so working with home buyers, primarily in Desert Ridge, North Phoenix and Scottsdale.  With an MLS lockbox on a home, the listing agent can look up who showed their listing and when.  Often times, they will call us for feedback - much as we do when other agents show our listings.  It's a great way to get a feel for how the public and other professionals view your pricing, home condition, and other factors that go into selling a home.

We gained some great insight this week at our office meeting for RE/MAX Excalibur.  Our broker shared with us some statistics he gained at a conference, hosted by Countrywide Home Loans - the largest mortgage lender in the nation. 
Countrywide shared with the group that in the past 4 months, foreclosures are up 100% across the nation - with California, Nevada, and Arizona leading the pack.  Still, Countrywide had forecasted this 'bust', and prepared for it.  They are in no danger of closing up shop.

WHY would I want to lease-purchase?!  
 A lease-purchase is a way for buyers who aren't quite ready to buy a home yet secure one, and save up for closing costs and/or a down payment.  This is a great option if you need time to repair credit, save up for closing costs, or try out an area BEFORE you buy!
