What is keeping some Buyers out of the market, or at least very upset, is the over-priced listings of owners with unrealistic expectations, and unwilling to listen to reason. These Sellers, and their agents, look so absolutely foolish to those viewing the properties, or at least to the majority who understand the reality of the market. Today's Buyers are savvier and aren't going to pay more than market value, but trying to negotiate a reasonable price is almost always an exercise in futility. I have a great deal of difficulty comprehending how a certain percentage of performance value or work disqualifies a claim for sub-standard workmanship or materials. As a Realtor I am also a business person so if the numbers don't add up, or the terms don't make sense, then I'll make the right business decision for me. Just as Realtors have the choice not to take an over-priced listing, seller's have the right to choose "their price" (their perceived value), and even if it is on a whim. These sellers tend to think that a gullible, uninformed buyer will come along and buy their home so they refuse to budge from "their price".
