New listings in Austin MLS area are down 4.01% this week compared to the same week last year.
Pendings in Austin are up this week 31.07%.   Sold residential units in Austin are down 9.03% compared to the same week last year.
But – according to a new U.S. Census Bureau analysis, Austin's population is expected to swell by more than 6,000 people between July and August of this year.  Whoo Hoo

Zero money down USDA loans will continue to be available in 2011 as the program was recently funded for next year. These loans can be used in certain rural areas and can be extremely helpful to buyers who don't have money saved up but are otherwise ready to take on a new mortgage.
A designated rural area is defined as an area that has a population of 10,000 or less. Communities with a population of 20,000 or less can be considered “rural” if located outside a metropolitan statistical area (MSA).  Areas such as Taylor, Kyle, Liberty Hill, and Hutto are USDA eligible.

Mortgage rates fell this week to the lowest level on record, giving consumers added incentive to lock in low payments for home purchases and refinanced loans.
The average rate for 30-year fixed loans sank to 4.69 percent, from 4.75 percent last week, Mortgage Company Freddie Mac said Thursday.
That’s the lowest point since Freddie Mac began tracking rates in 1971. The previous record of 4.71 percent was set in December. Rates for 15-year and five-year mortgages also hit lows.
This news combined with the Bond 77 program -- for Texans only -- should be great incentive to make that move.

New listings are down 13.29% this week compared to the same week last year.
 
Pending properties are down this week by 35.87%.  
Sold residential units are down 3.93% compared to the same week last year.

May 30 - June 5, 2010
 
Sold average sales prices decreased 0.63% to $270,054.  In 2009 it was $268,368 for the same week
