real estate: They Are Definitely Interested in Selling - 10/04/09 11:49 PM
"They're Definitely Interested in Selling!"
"Thanks for letting me know" was my response to the listing agent who told me this nugget while informing me that there was a lockbox on the home and that I needn't call the sellers before showing.
Hmmm...  I thought that's why most people put their house on the market -- because they're definitely interested in selling.
From the tone of the agent's voice and the number of days the home had been on the market, it was clear to me and to my clients that these sellers were more than willing to consider offers on … (7 comments)

real estate: How Apropos for Today! - 09/17/08 09:53 AM
"It was the best of times, it was the worst of times; it was the age of wisdom, it was the age of foolishness; it was the epoch of belief, it was the epoch of incredulity; it was the season of Light, it was the season of Darkness; it was the spring of hope, it was the winter of despair; we had everything before us, we had nothing before us; we were all going directly to Heaven, we were all going the other way."
-- Charles Dickens, A Tale of Two Cities

real estate: What's the Next Big Big Thing for Real Estate? Where's Real Estate 3.0? - 08/29/08 07:10 AM
Blogging?  Been there.  Done that.  Have the t-shirt.
Social media?  Sure.  We tweet, plurk, link-in, poke, flick'r', etc.
Video?  Seen some good ones.  And some really really bad ones.
WHAT'S THE NEXT BIG BIG THING FOR REAL ESTATE?
Blogging has been around for quite some time.  Sure, it hasn't caught on with much more than about 5% of the real estate industry and I'm not sure that it ever will.  For those who have caught the flame and blog consistently and well, you've no doubt seen a seismic change in your real estate practice and your success.  Just read some of … (68 comments)

real estate: Keeping it in the Family: Social Networking, Family Trees, and Selling Real Estate - 08/26/08 11:01 AM
One of the first things we're taught in real estate is to market to our sphere of influence.  Our friends, family, acquaintances form the backbone of our business when we first get started.
Don't you just remember your first day on the job when your broker asked you to take out a yellow pad and start writing down the names of everyone you knew?  That was my introduction to Real Estate 101.
Fast forward to today.  Social Networking.  We're all doing it.  We're on MySpace, Facebook, Twitter, Plaxo, LinkedIn, you name it... And yes, Active Rain.
How about keeping it in … (25 comments)

real estate: My First Ever Real Estate Related Injury! - 07/06/08 11:36 AM
This wasn't supposed to happen to me.

I've run a marathon.

I practice martial arts (Israeli combat Krav Maga) several times a week.

Maybe, I'm just getting old... after all I celebrated my 35th birthday just 4 days ago.

Today, I experienced my first ever real estate related injury.
Take note:  showing too many homes in one day can be hazardous to your health!
Today I had appointments with two clients.  This morning I showed 6 homes to one couple.  And this afternoon, I showed 8 homes to another couple.
All in … (49 comments)

real estate: Let's Learn More About Blogging -- You Can Help With a Quick Survey - 06/27/08 10:44 AM
When Ben Martin enlists you to help, you don't decline.  So, when I received a direct tweet today from Ben, I jumped into action.
You see, Ben Martin is the Director of Communications & New Media for the Virginia Association of REALTORS.  That's a fancy way of saying that Ben is schooling the Virginia Association and the membership on the benefits of blogging, Facebooking, LinkingIn, Twitter, and other Web 2.0 tools.  Moreover, Ben's on a quest to discover or create Web 3.0.
Here's the tweet I received today:
"hey, I'd love to have your help promoting this in activerain: http://varbuzz.com/crest1"

real estate: Around the World? Where Are You Going? - 01/26/08 01:11 AM
This past week, I wrote two personal posts that inspired many comments and discussion:
(You've Got) Personality -- In this post, I detailed "100 Interesting, Exciting and Fun Things That You May Not Have Known About Brian." After posting it here, I posted the same list on my Virginia Real Estate News blog and I had a potential client contact me during the week saying that she loved my list.  My "About Me" section on my real estate websites now includes a link to that blog post urging readers to "Click Here to Learn More About Me than You Ever Wanted to … (37 comments)

real estate: Real Estate Makes Good Party Talk - 01/19/08 05:03 AM
Whether the real estate market is hot, cold, or anywhere in between, talking about real estate is always a HOT topic.  What's your prediction for the market?  How's real estate?  Sales are slow, huh?  Prices are dropping, aren't they?  Sales are exploding!  Prices are skyrocketing!  My friend just sold his house.  I'm thinking about buying a home.
As a REALTOR®, I hear talk about real estate wherever I go.  I could be in a huge store or movie theater and my ears perk up when someone, anyone mentions the words "house," "real estate," "home," "mortgage," etc., due to my hard-to-control reticular activator.  … (40 comments)

real estate: No Day Trading in the Real Estate Market - 11/13/07 10:09 AM
Constantly looking at home prices in your area?  Time to give it a rest.
There's no day trading in the real estate market.
Remember the day traders?  During the height of the technology boom on Wall Street, these were the folks buying and selling hundreds or thousands of shares of tech companies only to sell them minutes or hours later the same day in the hopes of making profit off the fluctuations in the stock price.

You read about these guys just out of high school or college living in Mom's basement, wearing a t-shirt and jeans and making a … (46 comments)

real estate: Tell Your Clients What Can Go Wrong & When So They Don't Blame You - 10/15/07 02:56 PM
"An ounce of prevention is worth a pound of cure."
This famous quote by Benjamin Franklin applies to many situations in life, but especially to real estate.

Unfortunately, few people heed this warning and end up having to clean up a big mess after the fact than avoiding the disasters from the onset.  When I worked in a real estate litigation law firm, the clients who walked through the door had major real estate problems.  You can spend $500 to do things right at the beginning and not enter the contract or modify the terms, or you can spend $10,000 litigating in court … (38 comments)

Where were you on September 11th?
Were you at home?  Were you at work?  Were you near your loved ones?  Did you have people close to you who died on that dreadful day?
Tomorrow, as you know, we commemorate as a nation, the six year anniversary of September 11, 2001.
Where were you on 9/11?
I want to share with Active Rain, my personal story of September 11, 2001.

real estate: Write a Good Letter... To Yourself! - 07/17/07 03:33 PM
A couple of years ago at a real estate class, I can't recall now which one, but maybe Ninja Selling, the instructor recommended at the very end of the class that each of us take the time to write a letter to ourselves that night, seal it in an envelope and mark it NOT TO BE OPENED until 1 year from that date.
He instructed us to write it as if it was one year from the present looking back on the year that was.  We were to describe the achievements and successes of the year, whether business or personal, the things … (9 comments)
