cambridge buyer agent: If A Buyer Waives A Home Inspection, Is The Seller At Risk? - 07/02/13 10:39 PM
Over the past year or so, the Greater Boston real estate market has seen explosive growth in the number of multiple-bid scenarios.  With an improving economy and a limited number of homes available for sale on the market, buyers have been pursuing properties very aggressively.  In some cases there may be 15-20 offers on a single-property with offers 10-20+% over asking price.  Along with this, there has also been an increase in the number of buyers that are willing to forego some traditional contract contingencies such as home inspections, radon inspections, and mortgage contingencies to make their offer more attractive to a … (1 comments)

cambridge buyer agent: Bidding War Mistake #1 - Removing Contingencies - 03/26/13 11:24 PM
If you have seen today's Boston Globe or have been reading my blog over the past few months, you know that the Greater Boston real estate market (including Boston, Cambridge, Arlington, Somerville, Brookline, Newton) is squarely in a "sellers market" condition. The caveat to this is that as long as the property is priced right for location, condition, and amenities - not every property is involved in multiple-bid situations.
Buyers have to be careful about offering too much for a house and foregoing important contingencies. Buying a house and buying the "right" house for you are two different scenarios. Buyers need … (1 comments)

cambridge buyer agent: Cambridge One Bedroom Condo Market Update - 03/19/13 02:10 AM
First-time buyers looking across the river from Boston to Cambridge didn't see much price relief over the past 6 years.
Looking back in the January 1, 2007 - March 1, 2007 timeframe we saw that the average sale price of one bedroom condos was $363K. Fast forward to 2013 and add 20% and that is where you find the average one bedroom condo in 2013 - priced at $436K.
Given high demand and low interest rates we are definitely going to see a very competitive market in the Spring 2013 time-frame. Make sure you are working with a buyer agent, like … (1 comments)

cambridge buyer agent: Turning Back The Clocks Is Just The Beginning - by Gary Dwyer - 10/31/12 12:36 AM
This Sunday morning (November 4) we all know to turn our clocks back an hour, but there are a few more things you should do before climbing into bed.

It's a great time to also replace the batteries in your smoke and carbon monoxide detectors (as well as test them, but I wouldn't do this until the morning if you live in a condo or apartment building since you will wake up your neighbors).

It's also a great time to pull out the fire extinguishers you have to make sure they have a full charge and are ready in … (3 comments)

cambridge buyer agent: More Home Buyers Looking For RE Agent Help - 01/23/12 12:48 AM
A recent study from the National Association of REALTORS (NAR) showed that 89 percent of homebuyers chose a real estate agent to help them with the purchase of their new home in 2010 vs. 69 percent in 2001.
Some of the key reasons cited for this increase include the complexity of the buying process today, the desire to work with a licensed and trained professional, the myriad of issues that can come up with regard to financing, condo associations and title issues.
Other reasons noted were the desire for buyers to have someone help them evaluate a property, coordinate showings, provide … (1 comments)
