Metro Phoenix has had been one of the nation’s top home-building markets for decades. Most of the country’s large publicly traded companies construct and sell homes here, but only one of the big publicly traded builders has its corporate offices here: Scottsdale-based Meritage Homes Corp.

The $250 million public offering announced by Scottsdale-based Taylor Morrison Inc. Home Corp. last month could mean another public builder based in metro Phoenix. It will also mean even more attention to the region from Wall Street.

Beginning April 1st, 2013, most FHA-backed mortgages will be subject to a Monthly Mortgage Insurance increase of 10 basis points (from 1.25% to 1.35%).
But probably the biggest news announced today is FHA’s change to their Mortgage Insurance Cancellation Policy.
Beginning June 3rd, 2013 FHA has reversed its policy which allows homeowners to cancel their mortgage insurance premiums once the outstanding principal balance of the FHA loan reaches 78 percent of the original balance.  Going forward with loans closed after June 3rd, FHA will disallow the removal of MIP throughout the life of the … (0 comments)

Our favorite measure of supply is days of inventory (365 x active listings divided by the annual sales rate). If we examine some key areas for single family supply we find (see picture below):The signs are getting stronger that we are headed for another severe shortage of supply this spring. January is usually a month in which we get a lot of new listings piling up ready for the peak sales season in March through June.
