November was another strong month in Real Estate here in the Valley. The sale of single family homes was up 11.3%, and the median price up 13.5% in all three counties combined compared to November of 2019. Franklin County saw a 37% increase in sales. The median price remained virtually the same, though year to date, it's up 7.2% from $226,750 in 2019 to $243,000 in 2020.

The condo market continues to be very strong as condos in the Valley are in high demand. Much of the interest is coming from retirees and soon to be retirees, especially the single-level units.
The Realtor Association of the Pioneer Valley reports a decrease in sales in September 2020 over 2019 by 3.7 and 8% year to date. Pending sales are up 22.4%. However, there was an increase of condos listed in September 2020, a 12.2 % increase over September 2019, and a 99.3% list to the sale price. There is only a 1.7 supply—a 44.1% drop in inventory from last year.

When the Real Estate market is as active as it is now, with days on the market under 50 days and inventory less than 2 months, and buyers are facing bidding wars with multiple offers submitted, the question we ask ourselves is, are home values increasing a result.
Over the last week, I spoke to a few appraisers who specialize in Franklin County to ask them if they are giving any appreciation in their evaluations.
