fairfax county real estate: Pulling Up the For Sale in Kings Park West - 04/10/09 12:22 AM
Yesterday I gave up and pulled the For Sale sign out of the ground of my listing in Kings Park West. Fortunately the sign that replaced it said SOLD! Actually once an offer came in on the property the transaction went fairly smoothly. They way we like them to go.
The only glitch came at the settlement table when a question was raised about the difference of opinion between “code requirement” from a home inspector and an electrician who said “no it isn’t.”   Now here is where working with reasonable people and settlement companies that are on the ball always helps. … (8 comments)

Chances are you will encounter a deer or two in your yard in the Saratoga neighborhood in West Springfield (VA.) With the pockets of woods scattered throughout the neighborhood you will also see rabbits and foxes too. The wildlife is just one reason that make Saratoga a neighborhood that stays on the list of sought after West Springfield neighborhoods.
Now with the new National Geospatial-Intelligence Agency being built on the Fort Belvoir Engineering Proving Grounds, buyers will have another reason to consider the Saratoga neighborhood. The Engineering Proving grounds are considered the "New Campus East" as part of BRAC and when … (2 comments)

fairfax county real estate: Insiders Guide-Welcome to the Twin West Springfield Neighborhoods - 03/24/09 11:47 AM
If you are traveling down Rolling Road between Lake Braddock Road and the Fairfax County Parkway you will pass two communities that look very similar. There is a reason for this similarity. Both communities were built by Richmarr homes starting in the late 1960's and feature the same style brick homes.Kings Park is the bigger of the two communities with 1100 homes to West Springfield Village's 423 homes but the models are the same, King, Queen, Prince, Duke and Duchess. Besides having the same model homes available in both neighborhoods, Richmarr also left many of the large trees on the quarter … (3 comments)

fairfax county real estate: Insiders Guide-Pick a Home in Your Favorite Springfield "Forest" Today - 03/21/09 12:35 AM

If you are looking for a "forest" to live in and you still want to be able to commute to work at Fort Belvoir, the Pentagon or any installation in the Military District of Washington then you might want to check out the "forests" in Springfield.Okay that might have been a bit cheesy but the developers who built the numerous neighborhoods with "Forest" in their name did leave plenty of trees. Over the years they have continued to grow and provide each neighborhood a leafy canopy and beautiful displays of colors in our changing seasons.

Is it Cardinal Forest, … (2 comments)

fairfax county real estate: Insiders Guide-Have Financing Trends Really Changed In Fairfax County? - 03/21/09 12:10 AM
The rumors continue to fly that during the HOT market sellers were not accepting VA or FHA loans due to tougher appraisals and inspections.  So I decided to take a look through some data in the MRIS to see if the rumors be supported by the data. The first caveat to the data is that the accuracy of the data in the MRIS is up to the listing agent to enter when a sale is complete.  With that in mind the following data compares the month of February from 2006-2009.  Unfortunately the data was not available to make a five year analysis.

fairfax county real estate: Insiders Guide-Springfield (22152) Sales Trends 2005-2009 - 03/20/09 12:28 PM
All data is subject to interpretation and the data from the MRIS is no exception.  Recent MRIS reports indicate that inventory was down in February 2009 as compared to a year ago.  On the surface that is good news but when you dig a little deeper you know that it could be just an illusion.  With the moratorium on foreclosure filings by some of the major lenders there is a backlog of properties that are potentially waiting to come to the market this spring.    In the last 14 days there have been 300 Fairfax County Trustee Sales listed in the Washington … (0 comments)

fairfax county real estate: Banishing the Builder Mirror Blues - 03/12/09 12:49 AM
In a market where equity is tight looking for ways to get a home ready for market without spending a fortune in money and time is important.   This weekend chatting with a couple about the preparing their home to sell later this spring, we talked about some of the updates they wanted to do and how to do them without breaking the bank.
One of the pesky items that we see, especially in bathrooms is the large expansive of mirror.  You know what I'm talking about, that great big wall of mirror held up by mirror clips and sitting in that … (11 comments)

fairfax county real estate: Insiders Guide Lorton VA-The Perfect Combination of Trees and Water - 03/11/09 12:37 PM
Just a few minutes from the main gate of Fort Belvoir is the quiet neighborhood of Harbor View.  If you are looking for a Lorton neighborhood with mature trees, large half acre (or more) lots and no cookie cutter homes then Harbor View is a neighborhood you want to check out.

The community offers something unique in Northern Virginia.  For boaters the neighborhood features a boat launch ramp and storage facility in the community.  With direct access to the Occoquan River from Massey Creek the boat launch is a popular place for residents to gather.  Harbor View Recreation Club … (2 comments)

fairfax county real estate: Insiders Guide Lorton VA-Put a Spring in Your Step in the Spring Hill Neighborhood - 03/10/09 11:27 AM
You have to smile when you see it, a big children's playground right behind the community center in the active adult neighborhood of Spring Hill.  Is there an expectation of some child like behavior among the homeowners in the community?  Forget playing bridge or shuffleboard just hang out on the monkey bars and zip down the slide!
In reality the developers of Spring Hill were smart enough to realize that homeowners in the neighborhood were going to be entertaining their grandchildren or great grandchildren and it would be nice to have a place for them to enjoy themselves without having to … (0 comments)

fairfax county real estate: Insiders Guide-Inlet Cove and Fort Belvoir Sharing a Post Office Address - 02/26/09 12:34 PM
When most people think of a Fort Belvoir address they immediately think of the U.S. Army Post. However Inlet Cove shares the Fort Belvoir postal address with its close neighbor. Inlet Cove is one of newer zero lot line neighborhoods that were built in Northern Virginia between 2002-2005.With its close proximity to Fort Belvoir you shouldn't be surprised to learn that a large percentage of the owners are current or former military. With the main gate to Fort Belvoir, DeWitt hospital, the PX and Commissary just a stones throw away, it is easy to understand why military families gravitate to either … (2 comments)

fairfax county real estate: Military Families Making Tough Decisions When the Orders Arrive - 02/25/09 10:23 AM

Over the last few years many military families making the move to Fort Belvoir, the Pentagon or any of the installations within the Military District of Washington made the decision to purchase a home when their orders arrived.  With quick appreciation and fast sales it made the choice easy.  Now with prices lower and the market slow trying to make the choice between buying and renting is harder.VA loans make buying a home in Northern Virginia with no money down a snap.  With lower prices military members can buy more house today than they could before.  With sellers often making a … (12 comments)

fairfax county real estate: Fairfax Station VA-The Red Cross Was Born Here - 02/20/09 01:52 PM
We see the signs around Virginia that say "George Washington Slept Here" but unless you take a step often the beaten path you won't find some of the other signs of famous faces in history. One of those signs is hidden in Fairfax Station at the St. Mary of Sorrows Church just off of Route 123.
St Mary of Sorrows Church was built from 1858-1860 with lumber milled locally by railroad workers living in the area. The only item that was purchased to complete the church was the bell installed in the tower. As the battles of the civil war moved … (4 comments)

fairfax county real estate: Lorton VA-History, Housing and Shopping All in One Location - 02/19/09 11:51 AM
This guide is geared towards "new" Lorton. Lorton neighborhoods have been around a long time. In fact the Lorton area has plenty of history that goes all the way back to our early famous neighbors, George Washington and George Mason. There are older neighborhoods which are just as popular today as they were when they were built in the 50's, 60's and 70's. Over the last 10 years a "new" Lorton has emerged which has brought a renewal to southern Fairfax County. Most of the "new" Lorton growth came about when the Lorton Prison Complex was ordered closed in 1998. With just … (0 comments)

fairfax county real estate: Fort Belvoir-Check out the New Post Housing - 02/17/09 12:14 PM
The first question you might ask is why would a Realtor® blog about base housing?   Don't you want to sell me a house?  It would be nice if everyone who moved to Fort Belvoir would buy a home but in reality many families make the decision to live on base for a variety of reasons.
Our family had to make the same decision both in the US and overseas.  We lived both on and off base depending on available housing and our location.  Our 700 square foot house in Okinawa with neighbors who owned a water buffalo was an experience you don't have … (4 comments)

fairfax county real estate: Fort Belvoir-When You Can't Find it On Post - 02/17/09 08:17 AM
Fort Belvoir has a lot to offer military families on post.  However we all know that you can't find everything you want at the PX or the Commissary so knowing where to shop for other essentials and special treats is important.  It isn't hard in Northern Virginia to find what you need. Whether you are looking for a bag of chips, a paint brush to put your own touch on your new home, clothes to deal with our ever changing weather or a whole house full of furniture because you are ready for something new, there are number of places to … (2 comments)
