Perhaps that's a trick question.  Let's back up.  Your home is listed for sale in the MLS.  You have agreed to let your agent advertise you're willingness to offer either a dollar amount or a percentage of the sales price as closing cost credit.  But and this is the big but, you specify the only thing the closing cost credit can be used for is to do a specific improvement to the property.

It is easy to think that an offer that comes in on your home shortly after it is listed means that more, perhaps even better are on the way.  I'd advise my sellers to respond to all offers, unless it is a multiple offer situation, to see if they can come to a positive outcome.

A while ago I was listening to a TV broadcast and the person suggested that owners should stay when their home was being shown.  I'm sure there was a collective gasp heard around the US from other Realtors®.   On more than one occassion I've been in a home when a seller was home and it made my buyer's run for the door.  Buyers need to be able to see and evaluate the property at their own speed.

It is tough to be straight with Norhtern Virginia sellers and tell them why their house hasn't sold.  But let's be fair there are tactful ways to let sellers know what needs to be done to show their home in the best light.I often tell my sellers to go outside and come back in and pretend they were housing hunting.  What would they list as postive and what would they say Oh No what are these owners thinking.It often works like a charm.
