When your budget is tight there are lots of things to consider when you’re renting. The actual rent is important, but so are energy efficiency, average utility bills, length of commute, renter’s insurance, and pets.
Renting an apartment on the top floor of a walk-up, for example, might get you a break on the rent. However, if you find out your electric bill is hundreds of dollars more than the tenant on the first floor because your air conditioner is working overtime, the savings quickly disappears.

This park is easily accessible from Dartmouth Street in College Station. There's plenty of parking, too!

college station: Spring semester begins in one week!

I can't believe how quickly the winter break has gone by! Texas A&M University classes will resume in one week on January 13th. This is my final semester as a graduate student here and it's a really special place. I should have my master's degree in Land and Property Development by May. The growth around Bryan and College Station is incredible, so I plan to continue working here as long as I possibly can!
So if you are new to Aggieland -- Welcome!

This morning I completed the final steps to earn the National Association of Realtors' Military Relocation Professional certification. I am really excited about the opportunity to work with homebuyers both on active duty in the Houston area and retiring vets coming home to Aggieland. As soon as I heard about this certification I registered for it. After working with several homebuyers who used their VA Loan entitlements and needed to move in tight timeframes I knew this would help fill in the gaps in my knowledge. There is a LOT to take into consideration when working with a military homebuyer. (0 comments)
college station: Leasing Season around the corner in Aggieland

The College Station leasing season is just around the corner. It is beginning to ramp up now because the spring semester begins in less than two weeks. Transfer students, visiting professors and exchange program participants are trickling into our city to attend Texas A&M University or Blinn College. There is a challenge to find a lease that will last less than 12 months for these renters, but many landlords are happy if the lease can be written so their properties are vacant by September so they can find a new tenant for the entire next school year. Construction at the intersection, now called Northpoint Crossing, has really taken off. This new development, located at Texas Avenue and University Drive, will have upscale retail stores as well as multifamily residential with over 1900 beds.The resident clubhouse will offer two pools, a fitness facility, terraces & sun decks and access to upscale restaurants. The Cripple Creek Condos are undergoing a metamorphosis this year. Super close to campus, the sales price has averaged $63,403 in 2013 and 14 have sold since the beginning of the year.
The siding had not been maintained or replaced since they were built over 30 years ago. However, the HOA has started a renovation bonanza and several projects, including replacing the siding, are underway.
The buildings have been updated one-at-a-time so far. First they rip off all the old stained cedar, then they install the Hardyboard. It comes in this light yellow color that you see. (1 comments)
The Cripple Creek Condos in College Station are undergoing major renovations. All the exterior siding is now gone. The old stained cedar has been ripped off and the new Hardyboard is going up, slowly but surely. These condos are very popular with investors and students. This is because they are adjacent to two Texas A&M shuttle stops and are about a 10 minute drive away from campus. Tomorrow I'll post the unveiling of the new, improved look! (1 comments)
