I have lived in the Laveen area for going on 16 years. Not once have I had any issues, none whatsoever. I think one of the main reasons is my security system. Unfortunately no 1 security system is the be all and end all, so it is good to have some back up.
Main Security System
This system is one to intimidate and trip up people.
Second Security Sytem
Above is the back up system. It is programed to howl if there are intruders and also give you some serious menacing stares.

Find below a photo just taken today in the South Phoenix area. This is what is called a palo verde, which means green stick. If you look close, real close, you'll notice that the tree branches are green in color, which is where it gets it's name.
The mountain range in the back drop is the South Mountain municipal park. It is about 17,000 acres of hiking, biking, horse back riding, ............and lots more so long as it is not motorized. Great place to be.
Thought I'd share, this palo verde photo, just love the colors it produces.

Above is a super quick chart showing activity in the South Phoenix area. There is currently 284 properties for sale, 197 under contract and 96 sold in last 30 days.
This does translate to to a 2.95 absorption rate or market inventory. Big jump really in just one week and should it continue we will be at over 3 months shortly. Over 3 months does benefit the buyer more, as there are more choices for the buyer and with more choices comes the ability to sometimes get properties for little less than asking.
