union: Feelings of positive thinking - 11/10/09 01:03 AM
As we in the northwest go into winter it rains a lot, but have you ever thought that the sun is just above the clouds?
When things slow down we can be glad for the slow pace due to all the things we would like to do but couldn't because we had been to busy! I like to think the winter is a way to reflect on the past year and what I would like to do in the coming year,
Its been often said
Have you ever seen a skinny bird?
Of course not and yet they don't stress out … (2 comments)

union: Rainy day Ideas - 11/05/09 05:32 AM
We've all had those long and dreary days, filled with miserable rain outside and miserable and whining kids, inside. "What's there to do?" they ask every five minutes. "Why can't we go outside?" "Will this rain ever stop?"
Well, rainy days may ruin some cheerful plans of outside activities, but it doesn't have to be dull, boring, or frustrating inside. With a few careful preparations ahead of time, you can plan on the next rainy day being a day the kids will remember. In fact, they may be wishing for more days of rain.

union: morgage rates under 5 % / great motivator for buyers! - 10/31/09 06:25 AM
Mortgage tracker Bankrate.com said the average 30-year fixed loan slipped to 5.22% from 5.25% the previous week. The 15-year fixed rate also fell, Bankrate said, to 4.6% from 4.64% the week before.
The 30-year rate is influenced by the benchmark 10-year note's yield, which moves in the opposite direction of its price. Treasury prices have risen over the past week as $78 billion worth of auctions received above-average demand.

union: loan limits still need Obama to sign? - 10/31/09 03:28 AM

The resolution would extend the present loan limits for FHA, Fannie and Freddie through the 2010 calendar year at 125 percent of local median home sales prices, up to a maximum of $729,750 in high-cost areas. The floor for FHA is $271,050; the floor for Fannie Mae and Freddie Mac conforming loan limits is $417,000.
The resolution now goes to President Obama, and he is expected to sign it Saturday to avoid a government shutdown
Its not over yet, we still need buyers to step up!

union: new loan limits extended -Allyn,Belfair, Mason Kitsap - 10/31/09 03:15 AM
Congress hasr quick action in continuing these higher limits during a time for recovery in the housing market and national economy. The higher limits, along with the home buyer tax credit extension, are necessary to keep the markets moving at this critical time !
Home sales have shown significant movement upwards in the past six months and reduced inventory in some segments of the housing market, but not in all.
Home purchases in the middle-income and higher brackets have not moved much, and those markets must improve before we can experience a fully sustained housing recovery.
These higher loan limits will … (0 comments)

union: curb appeal/ cleaning and sealing your deck - 10/28/09 12:04 PM
Cleaning and Sealing Your DeckIntroduction of Deck TreatmentWood left exposed to sun and moisture will quickly begin to degrade. Leave your deck untreated and you can expect it toturn grey with age. In addition, the decking boards are likely to cup, warp and split. Ignore the problem for too long and you'llhave to make major repairs - or even replace sections of deck.Deck sealing is a three-part process. Remove any old stains or coatings, clean the wood, and seal it against weatherdamage. If the deck has never been sealed before you won't have to strip it, but brand new wood has … (0 comments)

union: wastewater & water reclamation facility info for Belfair ,Wa - 10/26/09 11:55 AM
.I have noted that this project will create construction jobs in 2009, 2010 and 2011. Through State Legislature
appropriation, this project has received funding from Washington State Departments of Ecology and
Commerce. In addition, the project received funding from the U.S. Environmental Protection Agency and
the American Recovery and Reinvestment Act by the Washington State Department of Ecology. This
state and federal funding has been combined to cover a very large portion of the project costs, including
over $32 million in grants that do not need to be repaid.
Thats means better water quality and more jobs for the locals.

union: small home size matters - 10/22/09 08:42 AM
size matter? The challenging economy as well as a desire for a greener lifestyle has forced some to question their view of how much space they really need.
Smaller doesn't always mean less expensive.
Mason and kitsap countys are no different, buyers are looking for smaller homes and down sizing in this economy
Indeed, there are television shows dedicated to flaunting the luxury of reduced spaces. The small home movement is hardly a novel concept look at those in Seattle and New york apartments, they love that life style!

union: Real estate commisions - 10/22/09 04:56 AM
.
Part of the problem is that the media is running all kinds of stories about how smart consumers ask real estate agents to cut commissions.  Eventually, the news  can died down and consumers, for the most part, forget about commission-cutting.
But watch out,  It's going to come back.  People will ask agents to cut commissions simply because they're desperate and they need us to.
It's going to be up to us to show them the value we provide.  Our commission is a cost of doing business.  We are experts, not deceptive salespeople.  We have resources, strategies, tactics, and knowledge that is worth the fee … (2 comments)

union: attitude is every thing in Real estate - 10/21/09 12:29 PM
Don't fall into the trap of believing that the sky is falling based on anecdotal reports.  You don't know exactly what's going on within any given company.
What it all comes down to is attitude.  Watch yours.  Attitude is more important than you can measure when it comes to becoming a successful real estate agent.
Stay away from people who are piling up the negative news on you.  There's enough of it going around.  You don't need to hear any more of it.
It is the agent with the best attitude that generally survives and thrives.

union: appraisal problems - 10/21/09 09:45 AM
The problem is that appraisers are allowed to take on clients many miles outside their area of expertise.  Funny thing that agents are expected to have direct market knowledge and encouraged not to sell homes or help people buy homes in areas they are not familiar with....and for good reason.  I think it is essential that agents work in an area that they are familiar.   So why are appraisers doing work in other counties that they may not be familiar with?  I guess I still believe that the appraisal on any home depends as much on the location of the home … (0 comments)

this cut in interest rates is just what we need, all though its only temperary!

NEW YORK (CNNMoney.com) -- The Federal Reserve could be prompted to make an emergency interest rate cut in the next few days in an attempt to boost confidence in the battered banking sector.
The central bank could even move as soon as Tuesday to cut its fed funds rate, a key overnight lending rate, by at least a quarter percentage point, according to interest rate futures for September listed on the Chicago Board of Trade.
