Current Number of Homes Active and Under Contract in the Washington DC area: Here is the breakdown as of January 24th, 2011
Inventory is down from the same time last year in DC and Arlington County; while Prince Georges and Montgomery Counties have seen an increase in inventory. All areas have less homes under contract than the same time last year. Here are the number of homes on the market including the number of homes that were taken Off (EXPIRED) the market last week.

While this fall season seems to be a bit slow; inventory is remaining fairly stable. Historically; the number of homes for sale in the fall peaks around the 15-20th of October. While the number of homes UNder Contract has dropped sharply; the number of homes Actively for sale has changed VERY little; and continue to remain near 3-year lows.

This is an interesting chart; depicting how many of the properties Under Contract in the DC Metro area are actually Short Sales. As we all know; most Short Sales sit Under Contract for months and months ; and many others never make it to closing. The question here is; How Many of these will end up as Foreclosures???
As the inventory of homes slightly increase; the number of homes under contract also are showing a slight decrease. These are all normal indications of an approaching summer; when the market tends to slow.

The inventory or number of homes on the market for sale has dropped across the board this week. Unusual for this early in the spring season; however lower inventories should keep prices from slipping.

While inventory increases with the Spring buying season; so do the number of homes under contract. In fact in most all of the categories; we are seeing the largest number of homes under contract at one time in over 4 years! The number of properties on the market remain near spring 2007 levels; while those going under contract are out-pacing those coming on the market.

Spring is here in the DC Real Estate market and we are seeing inventory increase at a fast rate. The amazing thing is that the number of homes that went under contract last week; surpasses the number of new listings hitting the market. So while inventory is increasing; the demand is keeping up and getting the inventory under contract just as fast.

Spring is arriving and we are seeing inventory increase at a fast rate. The good news is that the number of properties going Under Contract, is also increasing. Across the board; inventories are the lowest since spring of 2007 - a sign of true market turn-around.

Inventory continues to decrease; which is typical during the slower -holiday season. Prince Georges County continues to show the highest change as inventories continue to shrink week after week since hitting the peak last July. In Washington DC; the condo market continues to show encouraging signs, as the inventory level hits the lowest level since March of 2006.

As the market starts to slow down for the Holidays; homes are still selling and inventory is still decreasing. Prince Georges County continues to show the highest change as inventories continue to shrink week after week since hitting the peak last July. In Washington DC; the condo market continues to show encouraging signs, as the inventory level hits the lowest level since March of 2006.

Even though there were many homes which came off the market (expired listings); few came back on the market this week. Still the general trend is lower and lower inventory; while the number of homes under contract; rose dramatically over the past few days. The next few weeks are key; as many buyers take advantage of the 1st Time Home Buyer Tax Credit before the looming deadline of November 30th.

The end of a month always sees a higher number of homes "Expire" and come off the market; as well as the number of homes going "Under Contract" drops. The next few weeks are key; as many buyers take advantage of the 1st Time Home Buyer Tax Credit before the looming deadline of November 30th.

Current Number of Homes Active and Under Contract in the Washington DC area: Here is the breakdown as of June 29th, 2009 Washington DC continues to see the number of properties Pending; as the highest numbers since 2007; while inventory levels remain fairly steady. Prince Georges County continues to show the most significant improvement. The number of properties under contract are at the highest levels in over 3 years; while the number of properties on the market has dropped 2000 homes; the same level as last as June of 2007. The number of properties under contract continue to be at higher levels than we have seen in many years. Inventory levels; especially in the Single Family Home Category - continue to be stable or slightly decreasing overall.

The number of properties under contract are at HUGE high levels. In DC; there are more homes under contract at one time than there has been for years. The same holds true for Prince Georges County, Arlington County and Montgomery County. These numbers; based upon observances in the field; lead me to believe - the unpredictable "bottom of the market" is somewhere close. Maybe behind us; maybe ahead - but not far.
