Early in my Real Estate Career, I had a Listing.  It was a Move-In Ready Condo, you could smell the Fresh Paint. I was excited. I held an Open House the First weekend after Listing it.  20 Prospective Home Buyers came to View it, some had Agents.(I did get some Home Buyer Clients). One of the Home Buyer, and their Agent was writing something in the Kitchen.  It was an Offer, YEEEESSS! NO, NO? Thanks, but please read the Offer Instructions in the Agent Area in the MLS, I said to the Agent.

When ever  you have a Scheduled Home Inspection be sure to tell the Listing Agent to have the Electricity on, and the Gas for your Home Inspection.  It's very important to have a thorough Home Inspection.  When the Home Buyer moves in, you want them to enjoy their New Home. Here are a few items for your Check List of things to Inspect:
*Roof.
*Plumbing.
*Electrical.
*HVAC (Heating, Ventilation, Air Condition)
*Structure.
*Soil (If on Hill)
*Entire Home, Interior/ Exterior.

Have you ever wonder, what is the Response Time after you have submitted an Offer on a Home? In California on Page 8 of the Residential Purchase Agreement(C.A.R Form RPA-CA, Revised 4/13) it says the Offer Expires on the 3rd Day after the Home Buyer has signed.  There is 72 Hours to here a Response.
