Its a cold day in Austin this morning..... Twenty six degrees! We didn't make the awards gala in San Antonio for the Regional Coldwell Banker Awards but my daughter Melissa accepted my #3 Top Agent award. I did make Hudson's first soccer game and watched him make several goals. Hudson and his dad came out after to play a game of "Sorry" with Geno. We've had some beautiful days in Austin..Friday it was 87 degrees! Family has been taking turns coming over for an early dinner to spend time with Geno. These visits have done wonders for Geno's spirits as he continues to get his strength back. On Valentines Day I received  2 dozen beautiful white empress roses from Geno...my favorites. I was able to make Hudson's flag football game and have a new listing on track to be staged today.

Beautiful Beckett loves having breakfast tacos with her dad on her way to school at Tacodeli (Yes I have featured them in my Foodie Friday posts). My Geno ....Beckett's Paw Paw loves his little granddaughter and she often sends him a little video or picture to brighten his day.
Unfortunately Paw Paw is in the hospital and she sent this one yesterday morning saying.....I love you Paw Paw.... that made his day!! She's coming to see him today.

It's been quite a week-end with another trip to the hospital for Geno last week...It's become my home away from home. Maybe some good news today.....I'm hoping and praying.
What a Superbowl game! Congratulations to the Patriots for a well fought and deserved win. If you haven't read the featured post by Endre Barath, Jr. you should....it's a great explanation of how they keep accomplishing these victories with a great analogy for us in real estate!
Did you hear about 2 more towers being built in Austin? The Independent won't hold the title of the tallest at 685 feet for long!!

This little immaculate gem single story, located in the gated Enclave section in the master planned community of Canyon Creek on Hwy. 620 between Anderson Mill Rd. and Hwy. 2222 is now under contract.
I took over this listing after another agent priced this home too high and wasted precious marketing days with few showings. Outdated wall paper in the bathrooms and a lime green painted bedroom needed to be neutralized. Once these items were addressed and some furniture re-arranged  and removed the photo shoot was scheduled and the marketing began!

The temperatures were cold for Austin this past week-end but it could have been worse. I showed property Friday and Saturday, helped my cash buyers make an offer on a home that's been on the market for 276 days and the seller  is still proud of his price! I've had several projects at home while spending more time with Geno and glad I can cross them off my plate. I missed Hudson's flag football game Saturday but got to see a video. I think we might have a little football player with quite the moves in the making! Watched both championship football games yesterday with both going … (23 comments)

I love the holiday season! So many fun traditions to follow and one I especially like is “Random acts of Christmas” the "Keep Austin Weird way." As you drive along many of our highways or into our communities you will see families claiming a tree and decorating it…why? Because it makes people smile while they are sitting in traffic or coming into a community.
For the last few years Hudson and Beckett helped me decorate a couple of trees coming into our entrance in the hood. It’s always fun to have residents smile and wave as we are decorating the trees! … (29 comments)

What happened to home sales in December 2018 in Canyon Creek?
Canyon Creek was on track to have a record breaking year in 2018 until the fourth quarter slide. Final numbers proved to exceed 2017 but not in the fourth quarter. In December only one home closed in Canyon Creek down 50% from 2017. This year a sought after single story was snapped up….last year two large homes closed. What a difference a year makes.
With only a two months supply of inventory in Canyon Creek buyers are anxiously waiting for fresh properties to come on the market. We need inventory so if … (4 comments)
