What a red hot first quarter! The seasonality of our market shifted to first quarter due to the looming threat of rising interest rates and the throng of buyers out looking for housing. First quarter home sales soared 125%!!
The average sold price increased 12% and the average sold price/square foot surged 24%. The availability of homes tended to be smaller, so were snapped up due to lack of choices.

Homes that came on the market in February were quickly gobbled up resulting in 9 home sales, up 125% from last March. We are seeing what appears to be trend that is here to stay!
Higher interest rates fueled buyer’s concern and with 189 people moving to Austin a day, the battle is on to obtaining housing. The spring rush began in January with fewer homes available, at higher prices and didn’t last long on the market.

Many are asking is our market slowing down or cooling off? Just like the majority of Austin, CANYON CREEK’S incline in home prices is not as steep as they were in the spring. We are still undergoing low inventory (slightly more than the spring) but not lower buyer demands. Buyers experienced “bidding fatigue” and are just coming out of the dog days of summer and back from much needed time off on vacations.
