real estate closings: Beware of Closings Requiring Flood Insurance - 06/01/10 06:24 AM
Our overworked (LOL) Congress left for Memorial Day recess without approving the extension of the Flood Insurance program.  This is the 4th time since December they  have let this program lapse.  They will not return from recess until the week of June 7th when several bills to extend the program will be considered.
There are no new guidelines yet regarding the impact on any current loans in the process of closing during the time the program is lapsed.  Hopefully by the end of the day or this week something might be released!

There is much complaining about the new RESPA Reform, but, it is a needed response to try and curb the many abuses by sub-prime lenders and others who sold loans that were not in the best interest of the buyer.
The reasons given on "why the changes" are numerous.  However ones that appear to be justified by most are:

Something we as agents need to determine upon taking a listing is the marital history of the sellers. Ask if they were married to each other when the home was purchased.  Even if the answer is "no" you should be aware that both spouses may still need to execute closing documents.
