u In 2020, the population of the Texas Triangle reached nearly 21 million.
u The Texas Triangle contains five of the 20 largest cities in the U.S., and was home to more than 70% of all Texans: City of Dallas, City of Fort Worth, City of Austin, City of Houston and City of San Antonio.

texas: Austin 2021 Estimated Property Tax Mailed Out - 04/26/21 05:22 AM
It’s that time of the year, by now you should have received your property appraised values for 2021 with your proposed property tax. You can check your values and updates on the following links for Travis and Williamson counties:
Travis County
Williamson County
The Texas Legislature does not set the tax amount of your local taxes. Your property tax burden is decided by your locally elected officials. The appraisal district only determines the value of your property.
I’m receiving calls to help homeowners protest their estimated property values and you have until May 17, 2021 to file a protest. Hearings will begin on June … (8 comments)

texas: Dishing with Dorie ~ 9/23/19 - 09/21/19 01:13 PM
The end of September is nearing and we are hoping to see some cooler temperatures in Austin.
Geno  experienced 2 more controlled falls this past week resulting in fire department visits. I've employed  Visiting Angels to  help me cover shifts of care and started Friday and came Sunday. Lots of changes and Geno is starting to adapt
Son and littlest granddaughter Beckett came to visit Sunday morning which was a treat for Paw Paw. Beckett and I played her favorite hide and go seek!
My open house was well attended with a few possible buyers considering an offer. Certainly worth the time and effort in holding the home open.

Texas Independence Day ~ When Texas became Texas ~ March 2, 1836
Do you know when Texas became Texas? It happened on March 2, 1836 with the adoption of the Texas Declaration of Independence. Texas honors this event by observing Texas Independence Day as an official holiday on March 2nd and on March 2nd, 2015 we will be celebrating our 179th year!

Sixty delegates from all over Texas signed the declaration commemorating Texas independence from Mexico! The language used to draw up the declaration followed the 1776 Declaration of Independence of the United States which is observed on July 4th and referred to … (24 comments)

texas: Texas Real Estate Contracts Remain A Mystery to Many Agents - 02/18/12 08:56 PM
Texas Real Estate Contracts Remain A Mystery to Many Agents

When working with a buyer guiding them through the process of negotiating contracts in Texas the subject of "As Is" properties always come up for discussion.  Posted on February 10, 2012 by the Texas Association of Realtors there was a question that came from a caller to the association's Legal Hotline:

My client won't accept the property "as is."  Can I leave both boxes in Paragraph 7D of the One to Four Family Residential Contract (Resale) blank, or can I check Paragraph 7D2 and write in "repairs to be listed … (21 comments)

texas: Show Your Clients Your Search Engine Results Page - 08/25/11 10:37 AM
Show Your Clients Your Search Engine Results Page I learned a valuable tip the other day from Barbara Todaro's post.  She suggested creating a marketing piece to add to your listing brochure.  What a dynamite idea!  I formed a page that is a screen shot of a Google search for one keyword phrase: "Canyon Creek in Austin, TX". My blogging certainly contributes to my phone ringing so I should be showing clients how my marketing efforts work!  They do need to see it.  Thank you Barbara...a new addition that showcases why my listings are selling! The National Association of Realtors® is always compiling statistics on profiles of Realtors®.  A recent Texas oversample of research compiled by NAR answered some interesting questions.  Is the average Texas Realtor getting younger or older?  It's fun to see the demographics and business activity of our peers.Checking out these statistics how do you compare to others in the business?
1. Two-thirds of all Texas Realtors® are 50 or older.
2. 74% of Texas Realtors list real estate as their only profession.

texas: Protect your home from fires ~ your "stuff" isn't more important than your life. - 06/12/11 12:25 AM
Protect your home from fires ~ your "stuff" isn't more important than your life.Spring of 2011 in Texas is not a pretty sight!  Little to no rain fell and we are lucky to see just a few wild flowers; which are usually so electifying in color with our Blue Bonnets and Indian Paint Brush!  Our lakes are receding and the temperatures are soaring before we even hit the summer months.  Now this could all change because as we all know just wait 10 minutes and the weather can change in Texas! It's crucial this year to prepare for the possibility of wildland … (40 comments)

texas: Texas Economy's Real Estate Outlook for 2011 and Beyond - 06/02/11 08:40 AM
Texas Economy's Real Estate Outlook for 2011 and Beyond Yesterday I made time to go to the Austin Mortgage Broker Association's luncheon at the Austin Country Club.  Their featured speaker was Jim Gains, Ph.D. economist with the Real Estate Center at Texas A&M.  What an entertaining speaker!  He started out with a big "Howdy" (you'd think we were in Texas)! It's hard to believe that the Research Center is celebrating its 40th birthday!  If you haven't checked out their site then it is a must: www.recenter.tamu.edu.  If you want their monthly newsletter the price is outrageous...it's FREE! texas: The Housing market just ain't what it use to be - 04/24/11 09:57 AM
In the April issue of Tierra Grande produced by the journal of the real estate center at Texas A & M University, James P. Gains wrote an interesting article on "Housing's New Reality." He talks about how home values have taken a beating in the past several years which everyone is painfully aware. Some areas of the country have seen the change in the values of homes drop as much as 50%. Texas homes escaped the plunge in prices and have held up well in comparison to the rest of the country. Most of the metropolitan areas in the state experienced … (11 comments)

texas: Hook..Line and Sinker ~ Seafood Restaurant ~ Dallas, TX - 09/25/10 10:47 AM
While in Dallas this week making appointments at Baylor Hospital we drove by a bustling restaurant in Uptown that caught our eye.
It looked like a place we would see in Austin.  Casual, eclectic and full of people!  There were rusted boat motors hanging on the railings of the decks with colored lights hanging from this shack-like eatery!
We googled it when we got back to the hotel and thought this might be a fun place to check out...the reviews were great!  We were not disappointed!"Hook, Line and Sinker ~ Dallas, TX"Create a free slideshow with Picnik!

Guption Football Stadium in Leander, TX was the place grandson Tyler Dillard "#44" played in the Leander Pop Warner League for the "Knights" Saturday afternoon!  This was a family affair...big brother Jeffrey sat on the steps with his dad and PawPaw. Tyler's mom Linda was on the field helping count players!  Doesn't she look great in red?
It's a great Saturday afternoon to be playing football...and Tyler was enjoying doing what he loves to do best and everyone was there to support him.

texas: If You Can't Have Fun...Don't Do It! - 09/21/10 12:31 AM
My husband, Geno, is quite a character and never has met a stranger!  He is our medical mystery acquiring more stints in his body than any other man and has introduced us to more medical terminologies than we really care to know!  In the last few years his latest foray into stumping the doctors is his blood count plummeting into dangerous levels thus causing panic as to where is he losing blood and why!!
Twice last year we trekked to Dallas to see a doctor who is the only one to perform a particular procedure they felt would end this endless … (35 comments)

texas: These Texas Boots Are Made For Walking ~ Right Over The Economic Downturn - 06/28/10 07:53 AM
These Texas boots are made for walking ~ right over the economic downturn.
According to CNNMoney.com our "Keep Austin Weird" campaign is working!  Our Texas Capital is among the oddball cities that is bucking the downturn.
We were ranked with 21 other cities as the most recession proof cities because we kept our labor and housing markets stable.  We did not experience huge housing bubbles and our economics are diversified and not tied to the auto industry.
Austin came in with a strong finish of #3 out of 21 cities!  6 of the 21 cities were located in Texas according to … (17 comments)

texas: For Blended Families A Will Can Be A Lifesaver - 06/11/10 08:25 AM

We have the good fortune of having Hancock & McGill Attorneys At Law (a prominent law firm in Austin) come to our sales meetings periodically to discuss relevant information we can pass onto our clients as they migrate to Austin.  As they have brought to our attention no one likes to plan for death.  And, yet we are all going to die.  50% of marriages end in divorce therefore our society is now made up of a huge number of blended families.  If there is no will, Texas law leaves a spouses' community property to his children, rather than … (12 comments)

texas: The Perfect Joint - 06/08/10 12:00 AM
In Texas our driveways are made out of concrete with expansion joints separating the sections.  Wooden strips are used which always disintegrate with power washing, termites or just plain natural causes.
A new product manufactured and distributed out of Texas appears to be the answer to beautify and preserved driveways and sidewalks.  It's called "Arrowjoint" and comes in 2 colors.  It's angled for water runoff, has hot and cold expansion holes and locks into place for the lifetime of your driveway.
One of my clients was considering installing Arrowjoint and gave me some samples to take home.  My husband, Geno, instantly … (18 comments)
