david pylyp: Interest Rates increase in 2012 Really? - 03/20/12 03:50 AM
We are expecting a significant mortgage rate increase in the next week. It is extremely important that you act on this now!
Spreads on our bond yields which we use to set interest rates for all lenders are under water now.Today the largest courier company Ups purchased a large courier company in Denmark, to make it the largest company in North America
When we see the logistics companies and courier companies grow as in in this example that is a tell tale sign that the economy is improving.

david pylyp: Your First Year of Condo Life - 03/09/12 07:35 AM
Lets Chronicle your First Year of Condo Ownership - Now you really have questions.   You made a selection a few years back that you thought would suit your lifestyle and moving into the future. You made a wise selection based on where you would be working near transit and community hubs. The Builder /Developer has served notice that a Turn over Meeting will be held in a Hotel and or Meeting Room (unless your Rec Center is indeed able to hold all the residents) and hopefully the majority of residents will attend. An invitation was made by the Management Company … (2 comments)

david pylyp: Listing YOUR House on a FSBO Website - 03/07/12 12:05 AM
When you list your house for sale with a Real Estate Brokerage; we are paid upon the successful completion of the transaction for bringing an offer (buyer) that was acceptable to you.
I pay for the Print Material
I pay for the Video Tours
I pay for the Signs and Lock box

"listing" a house with a REALTOR entails a contract and Agency and disclosure. Measuring and Verifying data. POSTing an ad on a website and Print magazine is not a listing. Why do people keep saying that FSBO's are listed?
When you pay up front for advertising your … (2 comments)

david pylyp: Is the SELLER scoring the best deal? - 02/20/12 07:24 AM
The lack of homes for sale continues into the 2012 spring real estate market in Toronto. Older homes do present a challenge when you want the property but may be forced by competition to waive your Home Inspection Condition. My personal advice is to endure a few sales and bidding cycles; have a home inspector standing by who can assist in a walk through. With any older home they can only report on what can be seen. They are not permitted to open any walls or drill any holes. That is why thermal imaging is so vital. A simple 20-item home … (0 comments)

david pylyp: Who is getting the leads from your listings? Trulia and Zillow - 01/28/12 10:46 AM
How are you handling your MLS Data?    Are you sharing your listings to Zillow and Trulia?
Do they run ads beside your listings with another agents contact details?

Welcome to the new world of aggregators on the internet.
What will you do?
What will you ask your Broker of Record to do?
Is this what will happen for us in Toronto Real Estate as more people IDX and VOW?

david pylyp: Do you REALLY want to be noticed on Google? Ready for more business in 2012? - 01/26/12 01:46 AM
IT is possible;  You need to make a plan, decide what you want. Then work on it.
First decide on the phraseology that you want to dominate. What is your Unique Selling Proposition   What is your Brand?   What is Special about you?
Mine is Homes west Toronto,   If you google that phrase I have a strong presence, but there are others in my long tail keyword concepts.
You need to develop 6 different concepts to make it work.
1) You need multiple blogging platforms that contain your unique work. Add local comments to online local news items, your rebuttal … (1 comments)

david pylyp: Embrace the Apple experience - 01/19/12 01:12 PM
Go,  RUN!   Get an iPAD
If you are able to use the GPS in your car;  surf the MLS, check realtor.com, review the TOUR of home you have planned by looking at the listings and their interior pictures while enroute, hand the iPad to your buyers to make notes ( EverNote ) and send themselves the pictures they took during the home tour by email when they are done/
You discussed and showed them the Buyers Agency agreement prior to the HOUSE shopping tour.
You have already prepared and have all the contracts to sign online.
Signatures are instantaneous;  forward … (4 comments)

david pylyp: HST rebates on New condo Purchase for Investors - 01/17/12 04:14 AM
David Pylyp: I'm with Shadi Nasseri; A Condominium Law Specialist in Down Town Toronto. Tell me about HST (Harmonized Sales Tax Rebates) Can I get a rebate on the purchase? Shadi Nasseri: When you purchase a new condo in Ontario you have to pay HST on the purchase price. There are however some exceptions to that rule. You can get a rebate of your HST payments, of a certain portion of your HST, if you qualify based on two factors, one, is if you live in the condo yourself, so there's a rebate that applies that you occupy the unit yourself, … (0 comments)

david pylyp: You have 10 days to examine your Condo Contract - 01/16/12 04:15 AM
David Pylyp: With Shadi Nasseri a Toronto condo Law Specialist, When you buy a condominium from a builder developer there is a cooling off period correct? Shadi Nasseri: Yes, You actually have a limited time to have your condo agreement of Purchase and Sale revied by a lawyer. Its called the Rescission Period, and usually its 10 (ten) days from the day that you signed the Agreement of Purchase and Sale. This also includes Holidays and weekends! Usually, so... Make sure that you get to a lawyer, contact a lawyer, to review the agreement as soon as possible. David Pylyp: What … (0 comments)

david pylyp: Toronto Forecast 2012 Real Estate - 12/29/11 07:23 AM
Will we have the sky rocketing interest rates? Will the Toronto Condo Bubble Burst? How is our unemployment rate? The global scandals and economic meltdown of entire nations was not shared by Canadians.

The Canadian housing market has demonstrated tremendous resilience in recent years, but 2011 stands out. Instead of responding to economic concerns both here and abroad with a retreat in sales and prices, residential real estate markets actually experienced an upswing in the volatile third and final quarters. While clearly not impervious to the impact, Canadian consumers are intent on making their moves now, in advance … (0 comments)

david pylyp: Need a PET VET Bloor west Village? - 12/05/11 02:52 AM
Our friend of 21 years became ill, lethargic and declined to beat and accost the puppy. Initially we thought nothing of the malaise for a day or two, till we noticed he was not eating. Loss of appetite for a cat, cannot be ignored. A quick run to Dr. Christopher O'Toole at the Bloor West Village Animal Hospital quickly confirmed our fears. The staff and Dr's at Bloor west were compassionate and respectful. I hope in your time of an animal friend passing you will have similar support.

Bloor West Village Animal Hospital was opened in March 2009, by … (1 comments)

david pylyp: Our Toronto Life - The adventures of Cy and Judy - 11/12/11 02:59 PM
A wonderful young couple graced my life;  Cyrus and Judy recently married and relocated to Toronto from Vancouver.
Dozens of showings, involvement in a few offers, then success with a multiple offer where a BULLY offer pushed events forward a few days.  We prevailed.   The strategy to have the Buyers standing nearby and actually entering the house for a "refresher" look around afforded the opportunity to meet the Sellers and develop a relationship.

I am pleased and proud to count Cy and Judy as my friends.  Our Toronto Adventure will have a life of its own.  We strolled … (1 comments)

david pylyp: Sellers Property Information Statement Barry Lebow - 11/11/11 02:42 AM
Very proud to have some of my content for Toronto Real Estate and the Seller's Disclosure (SPIS) picked up by Bob Aaron and the Toronto Star. Yourhome.ca article posted here;
Few real estate experts know more about the Ontario disclosure statement than Barry Lebow, who has testified as an expert witness in as many as 600 trials involving real estate issues.
In a video Lebow posted on YouTube, this question was posed to him: If a client asked you “should I or should I not sign a Seller Property Information Statement,” what would your definitive answer be? Lebow’s one-word … (0 comments)

david pylyp: Quick Lets sell It while She's out of Town - 11/04/11 12:38 PM
She's on Vacation.... visiting her Mom So..... You May as well sell the house right? The Matrimonial Home is treated as a distinct Asset under the Family Law Act. The Act says there is spousal equality that deals with the orderly and equitable disposition of spousal affairs after the marriage has broken down. The FLA stipulates that the full value of the matrimonial home must be shared even if you received the house as an inheritance, owned the home prior to the marriage or received it as a gift. So ... We may need to sit down and present the offer twice; … (0 comments)

david pylyp: Property Not yet Assessed - 09/20/11 08:38 AM
So here you are; You are Purchasing a Condo and it says Taxes Not Yet Assessed. The Municipal Property Tax System (MPAC) provides you with an assessed value that is then used by the city where you reside to collect realty taxes on your unit. ( or your home ) Most of the time the MPAC assessment is based on key neighbourhood indicators; other properties like yours that have sold recently, or alternatively based on square footage of your home, square footage of your lot, recent improvements and water spigots. (Spigots are water outlets) Unless they have come out and specifically reappraised your property.
