west toronto: Does that house have a Notorious Past? - 05/22/11 03:14 PM
Are you for or against the Seller's Property Information Statement? In its present form I am not happy with it at all. Am I happy with the concept of disclosure?    Absolutely! The trouble is David, that today, the disclosures make experts out of amateurs. In other words, People do not know enough about their homes to answer the questions, that are there. I don't like the questions. Pardon me, Let me rephrase that. I don't like all the questions, and there are a lot of questions omitted. For instance, Under the law today, A real estate agent has to disclose … (6 comments)

west toronto: Dear For Sale by Owner - 05/11/11 02:47 AM
The Next time a For sale By Owner opens up to me about how agents do nothing... I help them overcome their fear, uncertainty and doubt; I help assage their insecurities, I help them secure financing and move forward with the first or second large ticket purchase of their lives. Selling is a profession. It's hard work. Ultimately, it's rewarding, because the thing you're selling delivers real value to the purchaser, and your job is to counsel them so they can get the benefit. http://sethgodin.typepad.com/seths_blog/2011/05/selling-vs-inviting.html I am observing a situation right now where a [FSBO] is selling their "nest egg" and … (1 comments)

west toronto: How are you handling being 50 plus? - 04/27/11 02:42 AM
Being an Accredited Senior Agent and working with families, I am more aware than most of the needs and demands that aging places on our life style. Consider the sheer numbers.
The current figures will grow so quickly with the Baby Boomers (the 7,000 turning 65 every day mentioned previously) that think-tanks are working madly to try and figure out how community life will change.
According to statistics kept by the U.S. Bureau of Labor, 76 million Boomers (which make up 43 percent of the current U.S. work force) will be eligible to retire in the next 10 years but … (2 comments)

west toronto: Men and Women are different! - 01/10/11 04:06 AM
Kim Kargus was recently divorced and looking for a home to buy for herself and her daughter. The 36-year-old child protection worker loved the look of a three-bedroom house in Cobourg, but was a bit nervous about putting in an offer. She had always rented and was concerned about taking on the debt, a mortgage and the day-to-day responsibilities, from plumbing to electrical, of home ownership.
“When you are renting and something goes wrong, you can call your landlord to come and fix it. But when you buy a house, it all falls on you,” she says. After doing some … (1 comments)

west toronto: I Believe in Toronto Market Watch Update Dec 2010 - 12/03/10 03:12 AM
In November 2010 there were 6,510 sales for the month. Although this is a bit slower than last year, these are very strong numbers. The number of homes for sale has dropped dramatically and we’re down to only 15,K units right now. In the GTA as a whole, we currently have less than 2 ½ month’s supply of homes for sale. This is still considered a “Seller’s Market”.

The West end as a whole? 5,883 listings with 2,342 selling. In the millionaires Row of housing in Etobicoke there were 196 available with 94 selling. Bare in mind that the … (1 comments)

west toronto: Online Evaluations - Market Analysis for Mississauga Oakville - 01/25/10 07:37 AM
So everyone wants to give you a free market evaluation. You found an online evaluation site that you clicked. You completed the sign in data on a "squeeze Page" and expected something to arrive in your email inbox of your home's value. This prospect lead was sold through a string of companies to the "local" Realtor that will pay the most for that particular postal code. The company is not selling credibility. They are selling your name and your phone phone number to the highest bidder. This has no bearing on the skill or experience of the person who will return … (0 comments)

west toronto: A great Weekend in West Toronto Roncesvalles Village - 05/02/09 12:10 PM
Had the need to slip into the old stomping grounds in Roncesvalles Village on Saturday morning. The pedestrian traffic was incredible at noon.  People out with their strollers, carrying purchases and seemingly on a mission. The Fruit Market was just bustling! I was parked at the corner of Wright and Roncesvalles and expertly avoided the Green Hornets that seem to hide behind trees it would seem to trap traffic violators at every opportunity.  I wonder how this will effect the Roncesvalles sidewalk expansion planned for later this year. The busiest store that I could see was the West Side Cycle  between Fermanagh and Wright Avenues. … (0 comments)

west toronto: Are they Teasing West Toronto with LRT - 02/13/09 02:48 AM

I so hope that the Municipal and Provincial levels of government can finally get together and improve the Lake Shore Humber Bay shore area with the Proposed LRT.This Humber Bay Shore area encompasses approximately 7,000 condo units plus the SFD.This will provide economic stimulus, improved neighbourhood pride, and make the west end envied by the "other" boroughs. If someone could guide these wise politicians to see their way to JOINING the Mississauga Lakeshore into the Communities of Lakeview, Port Credit, and even as far as Walden Spinney at Erin Mills / Southdown Road, the sigh of relief will be felt to … (0 comments)

west toronto: Executive Townhouse Toronto west review - 11/11/08 04:36 AM
In preparation for a listing presentation I made a graph of the last sales in a particular townhouse complex that is in a demand neighbourhood near the Islington Subway. What would you tell a Listing Prospect?
The last sales in 2008 are 440.0, 458.0, 469.0 448.0, and 468.0 thousand.Human nature wants to have the highest value for their sale as their home is naturally the best in the complex. Since the last sale, we have had a stock market adjustment and a real devaluation of all capital assets.
If we assess this based on the Toronto Market Watch reporting decline of 15% … (0 comments)

west toronto: Watercolours Lorne Park - Prestige Homes west Toronto - 08/30/08 03:36 AM
Watercolours in Mississauga is located at Indian Road and Mississauga Road. Visitors are greeted with a stone gate marking the almost gated community thru only two entries via Cobalt and Infinity St(s).
Quality upscale Mattamy built homes ranging from 3700 to 5000 + square feet are arranged on 50 to 75 foot lots. The Majority are freehold owned Detached properties. The addition of smaller Private Roads and the concept of condominium type detached home ownership has finally arrived and is very attractive to occassional residents. A number of streets exist withing the community where Snowbirds and world travellers can vacation safely … (0 comments)
