I talk to other inspectors on a daily basis, Don Hester of NCW Home Inspections, LLC and I keep in touch a lot. We discuss inspection issues and how they relate to our work. During these conversations we research issues and discuss them from different view points. I have found this to be a great learning/training tool. Schools are also a great way to learn and earn credits for the Washington State requirements. They are informative and they allow us to interact in person with other inspectors from around the state. Inspecting in Eastern Washington means commuting to the small towns that dot the areas map. EWAHI has a territory that encompasses Adams, Grant, Lincoln, and Spokane counties. That is a large territory, and we have even inspected farther than that. Recently we had the privilege of inspecting in Wilson Creek, WA. The drive to Wilson Creek is typical for this area, wheat farms and sage brush scattered with rocky outcroppings; Rolling hills covered with wheat fields, and in the Columbia Basin irrigation brings in green fields for miles. Eastern WA Home Inspections, LLC has a new web site in development. As a business owner we have to make decisions daily and it can be hard to know if it is the correct one. I have a site with Pro-Sight Property Inspections that is probably good, but I wanted to be able to do more with my site than I could with it. Home Inspectors use a range of tools to perform our mission. These tools range from moisture meters to a simple screwdriver. At Eastern WA Home Inspections, LLC the actual on-site inspection is only about half the time invested into the report. The other half is at another very important tool. The home or office computer. Yesterday my new Imac came in, what an amazing piece of technology! Home inspections can take two to four hours depending on the home size and age; even when it is a team effort like the inspector team at Eastern WA Home Inspections, LLC. One thing that allows the inspection to keep moving along is to have the crawl space and attic assesses free from stored items for the inspector.

Our Spokane area Home Inspectors are ever vigilant on safety issues. These can take many different forms such as stored flammables in a home, wiring that is improper or in a state of disrepair; a whole gambit of situations that can be found in a home. It is our job to let the client know of these hazards or potential hazards so they can decide if and when to address the problem. Eastern WA Home Inspections, LLC noted this retaining wall that does not have a railing or fence near a service walk path.
A busy Spokane or Moses Lake home owner may decide it is fine to leave the shrubs or bushes up against the house. EWAHI Inspectors on the other hand will see a bridge for water and insects, and a barrier to prevent the siding from drying, only compounding the issue. As an inspector for Eastern WA Home Inspections, LLC I see storage items in the crawl space often. This is not a place that most people would put everyday items so the likely-hood is that items put in a crawl space are there for long term. This can be called conducive debris, and many times the stored items that will not come back out in the same shape as they went in.
Using the crawl space for storage can invite critters that you do not want hanging around your home. I'm not sure why we were storing the bark … (3 comments)
Heating your home this way is not recommended, here is a dryer being vented into the laundry room. Adding this much moisture to a home, or in this case a small room is a recipe for problems. Ever heard of condensation? The drywall showed moisture stains and there was some rust on metal items in the room but what caught my eye was the lint screen, fancy! With the low cost electricity local to this home and a nearly new electric furnace; I do not know how much savings they had but the damage potential … (4 comments)

Sprinkler systems not properly installed can cause issues. This system on a three-year-old house had an obvious problem, the controllers flooded every time the sprinklers were turned on. This may have been a leak or a poorly located head just out of view of this photo, or both.
There was a crawl space vent behind the cover to the left and the water was draining under the house. Luckily the system only ran for a short period of time, three days a week and damage had not yet developed under the house. Our dry Moses Lake, Washington climate may have … (4 comments)
