Illinois' 2nd city, Aurora, is following the trend of less sales compared to 2021 with only 162 closed transactions in June 2022, compared to the 207 closed transactions in June 2021.  
The attached home sales were at 81 closed transactions compare to 103 in 2021.  The increase in interest  rates and the low inventory is  slowing putting on the breaks in actual sales although prices themselves are still appreciating.  
Current inventory levels (7/14/22) are at 116 for single family detached with another 61 homes available in the attached home category (condo/TH/duplex).

Despite the 17.7% drop in closed sales in October, 2021 to 153 from October, 2020's 186, there is good news for home sellers in Aurora, IL.  The Days on Market (DOM) dropped a whopping 50% from October's 2020 46 days to only 23 days for  single family homes.  Sellers will like  the 6.8% increase  in the median sale price from$257,500 in October 2020 to $275,000 in October 2021.
Meanwhile with only 70 active  listings currently broken down in the following categories:
New - 17
Reactivated - 2
Price Change - 4
Active - 47
Already in November we have 189 homes under contract and 17 pending.

Will September's  real estate market  take a slower pace from the crazy multi-offer, over list price frenzy that happened in early spring to late summer?   
Illinois' 2nd city, Aurora, is still having inventory shortages with only 121 single family homes  available as of 9/10/21!  Of those 121, there are 25 in the New category, six in reactivated and 13 with Price Changes which leaves 77 as regular active listings.
Currently there are 230 homes under contract and 23 in pending status.  Aurora's market is still going strong as homes are going on the market as fast as they are listed.

Aurora, IL has 43 new home listings as we approach the half-way mark for July 2021.  With these new homes there are currently still only 118 single family detached homes available in Illinois' 2nd city.   Even with the 23 "new" listings in the attached single family home category which brings that total to 73 we still only have 191 homes in the single home category!
 
Looking at the "under contract/contingent" status we have 306 in the single family detached category and 155 in the attached single  family group.  Over 2 times the amount of homes are under contract than available for sale … (1 comments)

Illinois 2nd city had a bad  October with slower home sales compared to 2018.  With only 95 closed sales compared to 2018's 134 it was not a treat for homesellers in Aurora, IL.  Year-to-date sales also show a decrease of home sales from 2018s 1,405 closed sales to 2019's 1,075 year to date sales.

They say April's showers bring May flowers...but in real estate the rainy weather we have had this spring is not bring out the buyer's compared to 2018.  The City of Light's, i.e. Aurora, IL,. saw an increase of 62% in Days on Market to 81 days compared to May 2018's 50 days!  Along with that bad news, the median sales price dropped 12.8% to $210,262 from $241,00 in 2018.  Sales also dropped 4.1% to 162 closed sales from 2018's 169.

With its unusually colder weather, March 2018, also had a cooling effect on single family home sales in Aurora, IL compared to March, 2017.  There were only 112 closed sales in March, 2018 vs the 146 sales in March 2017.
 
Whether it was the higher prices, lower inventory, higher interest rates or just cold weather the next few months will hopefully give us better answers!
 
YTD inventory levels are also down from 2017's 318 closed transactions to only 267 sold single family homes!

It may be Illinois' 2nd city but Aurora, IL home prices went up 7% in 2016!  The average home price in Aurora was $206,798 up from 2015's $193,228.  With 1,739 closed transactions in 2016 versus 1,712 in 2015, Aurora's real estate market ended 2016 with a strong finish.  The median single family home price went up 7.5% to $188,100 from 2015's $175,000.
Currently there are 241 homes available up to $500K and another 12 over $501K.  With only 253 single family homes currently available - this represents only 2.7  months of inventory.

One of the most affordable cities in the Chicago Metro area - Aurora, IL 3rd Quarter results shows that the median price for single family detached homes has increased to 15.8% from 2014's prices.  In 2014 the median price was $155,413 and the same period in 2015 its $179,900!
 
The average sales price increased 7.5% to $198,006 from 2014's  $184,220.  With only a drop of -1.3% drop in actual sales  to 466 from 2014's 472 closed sales in the same time period.
