It was a tough month weatherwise but despite this Oswego, IL had 28 closed detached single family homes in January 2018.  Compared to 2017's numbers of only 22 closed sales Oswego sales were up 27.3%.  The average days on market dropped 16.7% down to only 70 days compared to 84 days in 2017.
 
The median sales price went up 6.9% to $292,500 from 2017's $273,500!  Great news for sellers planning to sell in 2018!  Current inventory levels in Oswego are as follows:

Interest rates were bound to go up eventually but many buyers were hoping that they would stay under 4% until Spring.  That unfortunately has not been the case.  As rates go up a buyer's ability to purchase a home increases as the mortgage payment increases - so you end up buying less home or accepting a higher mortgage payment.
Although you may not have as many choices in the fall/winter market you will have less competition and really motivated sellers!

August is always one of the top months for transactions to close to make sure that families with children that are still in school are in the school district, and in Oswego, IL it was a great month for sales versus 2015 closed transactions.
We had 71 closed sales in August, 2016 vs only 54 homes sold in 2015!  The inventory levels are still a bit low as we go into the fall market.  Currently there are 176 active listings, with 15 of those considered "New", 18 with "price changes" and only 3 that are reactivated and back on the market.

Despite the bi-polar weather in recent months, single family detached home sales are up 17.1% from 2015's 82 closed sales to 96 closed sales end of 1st Quarter 2016!  Average home price also is up from 2015's $235,710 to $247,635 a 5.1% increase.  Median home sales are increased 6.9% from 2015's $231,500 to 2016's $247,500!  2016 is off to a great start in Oswego, IL.
