This is an attitude that I run into more than I wish. I understand were people are coming from too. I am speaking about the person that would prefer to stay in their home. The person that has tried to refinance, tried to do a loan modification, and for whatever reason it was not successful. This person has been beaten down by the process, beaten down by things in "life" and just wants it to end and start from scratch. Here is the reason YOU DONT WALK AWAY. Speaking with agents in my office and networks properties that are bank owned ARE COMING TO THE MARKET! Alot of people are on the fence regarding whether or not loan modifications will work, should they short sale or not, the ramifications of walking away from a property. This blog I want to discuss the standard seller and SHOULD one sell in this market or not.

They told this seller he couldnt sell or he would owe money after the closing to the bank. He was told he should just walk away! Well HE DIDNT LISTEN. For months on end the banks were not releasing some of their backed up inventory. Many of the banks were (and still are) playing the TRIAL loan modification game. Allowing borrowers to go from loan mod to short sale back to loan mod again. Well look around. Its a new day. In areas I am working in Valencia, Castaic, and areas such as Sylmar, Lake View Terrace and Northridge, you are seeing MORE REO's come to the market AND more short sales. You are seeing the short sales be "APPROVED" short sales OR different short sale programs. Some of the lenders (0 comments)

There are a few things happening we have discussed previously, that you are currently seeing come to the market place. At least in the Santa Clarita Valley and San Fernando Valley (areas I work) you see the whole loan modification, short sale, REO process speeding up and taking a different shape. What do I mean by this? Let's start with loan modifications: Loan Modifications- We have all experienced or know of someone that has been involved in a loan modification and the process takes a long time.
