Valencia Real Estate Market Report for March 2024 shows what happened in each Valencia in Delray Beach, Boynton Beach and Lake Worth, Florida for that month.
We had a busy winter in south Florida. It was was quiet at first, and then things took off. Several factors were involved, I believe, which caused buyers to stop in their tracks and then reconsider.
We have more inventory than we've seen in a long time. There has been a lot of talk about insurance and homes needing new roofs. This is still true and has been happening in Florida the past few years.

Caring for a senior pet is a lot of work, but it's also a gift. Some might not agree, but we owe it to them for all the love and companionship they've given us throughout the years.
Corrie came to us 5 years ago after Buttons passed. A beautiful retired show girl, she was 8.5 years old. We thought it would be good for Gracie, who was 11 at the time.
Everyone was depressed. Corrie saved us. She really did. And now it's our time to give back for as long as it lasts.

Please take a moment to read this outstanding post by Nick & Trudy Vandekar, 610-203-4543 about why you need to hire a buyer's agent for a real estate transaction. It is vitally important! They tell an unbelievable story of what happened where they live in Pennsylvania.
Although we are in south Florida, it makes no difference. It costs a buyer nothing to hire a buyer's agent - it's FREE. What have you got to lose? The listing agent works for the seller. Are you thinking of downsizing to a condo or just buying a condo in general? There are things you must be aware of before you purchase a condo.
Sally K. & David L. Hanson, while not in Florida, did an outstanding job of explaing this. In addition, in Florida, buyers have a 3 day right of recission on resales once the condo docs, by laws and all financials, etc have been provided. On new construction, it is 15 days.
Condo living can be great, but buyers need to understand what is involved. If you have a question, ask!

We saw a mixed bay of things in Delray Beach, Florida this month. Closed sales of single family homes showed a decrease along with price per square foot . Closed sales of condos, villas and townhouses rose slightly over last month, while price per square foot remained exactly the same.
Single family homes closed for .95% of list price while condos villas and townhouses got .94% of list price.

We saw a mixed bay of things in Delray Beach, Florida this month. Closed sales of single family homes showed a significant increase along with price per square foot . Closed sales of condos, villas and townhouses remained pretty much the same as last month as well as price per square foot.
Single family homes closed for .94% of list price while condos villas and townhouses got .95% of list price.
