Future NW Austin home sellers: 12004 Montclair Bend closed courtesy of Dorie Dillard, Coldwell Banker United Realtors in Austin, Texas.I listed this wonderful home in the Bella Mar section in the Mediterra division of Steiner Ranch.  My seller relocated to California and made the decision to move and then put the house on the market.  The home was only a few years old and they maintained the home impeccably. They had the windows washed, the home professionally cleaned and I brought some light staging items in (towels, etc. in bathrooms, things in the kitchen and mantel for the fireplace, etc).
We knew it would be a tough sell competing against the builder at the end of the year.  We priced the home aggressively and immediately lowered the price when the builder began his closeout pricing.  We came to terms with a buyer only to have the builder call him and offer him a better deal.  We made another price concession under the builder's pricing and obtained an offer from a relocating buyer.The process with an out of town lender is never ideal but after one 3 day delay the lender was able ... more
