HOW do I know what Price to use as my "Asking Price"
Ready to get confused? Look up the value of your home online? Each site may have a different value with no date to back up how or why they chose that number. These online evaluations cause mayhem and confusion for home owners, when it comes time to set a list price. So what is a person to do who is ready to sell their home?
 
A GOOD Listing Agent will be able to explain the process to you. In simple terms they search for the 3 most similar homes that have sold in the last 6 months, the homes should be similar within age, condition, size, style and most important, they will add or subtract for differences.
 
Online calculations may include short sales, bank owned sales or homes not similar in condition. Values can vary greatly, When setting a Price it is not time to gamble or guess. Do it right the first time. A GOOD agent will tell you what your asking price should be, what price offers may come in at and what price Wll be your probable sales price.
