austin real estate market: WHAT’S HAPPENING IN THE AUSTIN MARKET: SEPTEMBER 2022 - 09/26/22 07:08 AM
The Austin real estate market looks a lot different than it did just a few months ago.  Where buyer’s once had to offer over asking price, free seller leasebacks, and stipulations to name their first born child after the seller just to purchase a home we are now seeing something very drastic.  Sellers are, more times than not, getting one offer rather than twenty-six, offering monetary concessions to the buyer, and even accepting offers lower than their asking price.  This does not imply the greater Austin real estate market is imploding; rather, the market is simply shifting.
This shift is predominantly … (3 comments)

austin real estate market: SHOW ME THE GREEN: PLANS FOR INVESTING IN THE ATX REAL ESTATE MARKET - 03/21/22 08:50 AM
In recent years, Austin has continuously ranked as one of the top places to invest in real estate. When assessing a market’s potential, analysts look at an area’s job growth, average days on market, historical rental rates, and median household income growth along with other factors.     WHY INVEST IN AUSTIN? Between May of 2020 and May of 2021, Austin experienced 8.45% year-over-year job growth. Tesla, Samsung and Apple all made the headlines in the last year with announcements for expansions/moves in the Austin market.  Those companies alone may account for 20k+ new jobs in the Austin area, but there are … (1 comments)

austin real estate market: 5 Tips to Win in A Multiple Offer Situation - 02/16/22 09:05 AM
Multiple offers are back in the Austin metro area.  In fact, every home I have written an offer on so far this year has been in a multiple offer situation.  So, how do you make your offer stand out to the seller? While price is oftentimes an important component when a seller is comparing multiple offers, it's not the only factor that affects which offer they ultimately choose.  The strength of the offer, the terms that align best with the seller’s goals, and facts about you (the buyer) can also sway the seller’s decision. Aside from offering the seller a … (3 comments)

austin real estate market: 'Tis the Season to be Selling, or is it? - 12/13/21 08:03 AM
The other day, I heard a commercial on the radio that I found particularly unnerving. The spokesperson said that now is a great time to sell your home. He talked about how the record high prices we’ve been seeing in the Austin area may not be here forever, and that the uncertainty of a continued upward trajectory is reason enough to list your home for sale now. Everything that he said isn’t completely wrong, but what really bothered me was that I was listening to this recommendation in early December.  One thing I know for sure is that the holiday … (2 comments)

austin real estate market: NEW LAWS HELP PROTECT TEXAS HOMEOWNERS AGAINST HOAS - 10/19/21 07:37 AM
For many years I have heard horror stories from clients in regards to home owner’s associations.  Most frequently, it comes from individuals who are simply perplexed by the excessive fees such associations can charge for merely delivering required paperwork.  When you purchase a property that is located in a community with a home owner’s association (HOA) you need an official copy of the HOA documents and a resale certificate.  These documents tell you the rules for the community, what the HOA fees cover, the HOA’s financials, and if the seller is delinquent on any HOA dues.  Obviously, all of these things … (2 comments)

austin real estate market: WHAT THE LATEST STATS FROM THE 2020 CENSUS TELL US ABOUT AUSTIN - 08/31/21 07:45 AM
Slowly but surely, the 2020 US Census data from 2020 is being released.  Although these stats are not perfect, they were obtained during the pandemic after all, they do give us some insights as to what’s happening in the ATX.  There weren’t too many surprises, spoiler alert: the greater Austin area is growing rapidly in case you hadn’t noticed.  But, the official count for the City of Austin population did fall slightly shorter than expected with an estimated 961,855 people residing in the capital of the lone star state. Officially, this makes Austin the 11th most populous city in the United States. While the population … (6 comments)

austin real estate market: RULES AND REGULATIONS FOR OPERATING AN STR IN CENTRAL TEXAS - 07/13/21 08:05 AM

Austin and the surrounding areas are booming right now and more and more people are coming to visit each day to get a little piece of this amazing city. Perhaps you are one of these people and you decided you like Austin so much you want to buy a home here that you can use from time to time and then rent out while you're not here.  That's a great plan, but in order to make your dream a reality, you need a thorough understanding of the rules and regulations regarding short term rentals (STRs).  They vary immensely throughout central … (1 comments)

austin real estate market: MAY REAL ESTATE MARKET STATS SHOW AUSTIN CONTINUES TO BREAK RECORDS - 07/02/21 09:05 AM
The greater Austin area continues to break records in the month of May. Austin saw an all-time high for median home prices for any month on record. The recorded median single-family home value for the entire greater Austin area last month topped the charts at a whopping $465,000.
We are at a challenging time currently. There is simply not enough land in Austin to meet buyer demand. As businesses come in, so do residents and this is causing single-family home prices to skyrocket. Austin is now experiencing a critical shortage of inventory and we must think about new ways to expand and … (1 comments)

austin real estate market: THE SUBTLE SHIFT IN THE AUSTIN REAL ESTATE MARKET - 04/02/21 01:35 PM
If you’ve been keeping an eye on the Austin real estate market lately, you’ve surely heard that the ATX has become one of, if not the most, competitive markets for home buyers in 2021.  You’ve probably heard about homes flying off the market at record speeds, selling for hundred of thousands of dollars over asking price, and new builders only being able to sign 1 or 2 contracts a month for homes that won’t even be completed until 2022.  However, something you may not have heard about yet is the subtle shift in the Austin real estate market over the past two weeks.  I’ve … (11 comments)

austin real estate market: AUSTIN MARKET UPDATE - A YEAR IN REVIEW + WHAT TO EXPECT FOR 2021 - 01/18/21 06:30 AM
Last year was a whirlwind for almost all aspects of our lives, and the real estate industry was no exception.  In the midst of a world-wide pandemic we saw something unusual occur in the Austin real estate market, there was no slow down.  Usually, the Austin market is fairly predictable.  Spring is the busy season.  This is when there are the most active buyers looking to purchase a home, and the largest percentage of home sellers choose to sell during the same time frame in order to capitalize on the highest sales price potential.  This year was a bit different.  Buyers didn’t stop at the end of … (4 comments)

austin real estate market: How Covid-19 is Impacting Austin Home Sales in March - 03/31/20 06:58 AM
In a previous post, I discussed how the effects of the coronavirus on the Austin housing market are still uncertain.  Since, writing that post, many things have changed.  A shelter in place order has been put into effect for the City of Austin, Travis County, Williamson County, and Hays County.  Each of these ordinances varies slightly, and while real estate services are included as an essential professional service, the extent to which a REALTOR can perform his or her job duties is limited by these orders.  The City of Austin ordinance as well as the Travis County order explicitly prohibit the showing of homes during the … (0 comments)

austin real estate market: The Effects of the Coronavirus on the Austin Housing Market - 03/19/20 10:48 AM
As is the case with almost every aspect of our lives, there is a lot of uncertainty around how the coronavirus will affect the local housing market.  Over the past few years, the Austin housing market has been increasingly competitive with the average home sales price rising year over year.  Will Covid-19 slow sales or will buyers jump to take advantage of historically low interest rates? THE IMPACT OF COVID-19 ON AUSTIN HOME BUYERSThe coronavirus has began to change our daily lives.  Many are practicing social distancing, self-quarantining, and generally spending less time outside of the home.  Going into someone else’s home is just one … (1 comments)

austin real estate market: SIGNS OF ANOTHER RECORD-BREAKING YEAR FOR AUSTIN REAL ESTATE SALES - 12/21/18 08:34 AM
On the national scale, there are rumblings of a market shift in the real estate market.  However, at the local level, real estate sales remain strong. According to Steve Crorey, President of the Austin Board of REALTORS, "Sales are up 3.3 percent year-to-date for 2018”. The Austin-Round Rock MSA experienced growth in both the number of homes sold and the median sales price while the City of Austin revealed fewer sales, but a higher median price.  As prices within the city limits continue to increase, buyers are moving farther out in search of an affordable home.   In the Austin-Round Rock MSA, the … (1 comments)

austin real estate market: Austin Real Estate Update September 2018 - 10/18/18 02:24 PM
The Austin Board of REALTORS® just released the September 2018 Austin Market Report.  According to the report, September data shows a stall in home sales growth. Regardless, median home sales prices continue to rise for both the City of Austin and the Greater Austin area.

The home sales volume stall that the board report magnifies as its report title is quite slight.  Compared to September 2017, there were 22 fewer single family home sales in the Austin – Round Rock MSA this past month. Within the City of Austin, home sales decreased from 708 last year to 702 home sales in September … (2 comments)

austin real estate market: The Struggle is Real – July Home Prices Soar as Demand Stays Strong - 08/20/18 07:43 AM
The July market report just released from the Austin Board of REALTORS® reveals a steady increase in sales volume and increasing prices across the greater Austin area.  In both the City of Austin and the entire Austin-Round Rock MSA, median home sales price figures reached all-time highs last month.  Within the city limits, the median single family home price rose to $390,000.  In the greater Austin area, that figure reached $320,000.

According to Vaike O’Grady, Austin regional director for Metrostudy, “Housing construction is at an all-time high in Central Texas.”  However, even with the steady influx of new homes, we’re still … (2 comments)

The Austin Real Estate Market is not showing any signs of slowing down.  Yesterday, the Austin Board of REALTORS released the March 2018 market reports for the Austin Area.  Across the board, we are seeing median price increases and an increase in the volume of single-family residential sales.  With new listings going under contract quite quickly, we are also seeing an increase in the number of pending sales.   In the greater Austin area which encompasses Austin and suburbs such as Round Rock, Georgetown, Cedar Park, Kyle, Buda, and Manor, known as the Austin-Round Rock MSA, the median sales price reached … (2 comments)
