condo 1 of alexandria: Inauguration Day 2009 --- the public's view - 01/22/09 04:08 AM
My colleagues in Hawaii and Florida and even in Jackson Hole or Las Vegas, love to post pictures that make me drool with envy. Stunning beaches, snow-capped mountains and striking desert oasis condos we do not have in the Washington Metro Area, but we do have access to our national capital. And every four years we have access to history of a different sort, when our nation installs a President.
Several of my friends in Northern Virginia made the trek to witness President Obama's swearing in. For most folks it started at 6 am at the Metro.

Even at 6 … (0 comments)

condo 1 of alexandria: Too early for Christmas Parties? - 12/11/08 02:03 AM
Not at all!

This year's Condo 1 Christmas Party was held at Yaku in Arlington. Yaku is a unique mix of Peruvian and Asian food. The atmosphere is upscale, chic and fun.  Some of the top agents at Condo 1 and Condo 1 affiliates were there along with some of our business associates and friends.

My wife Julie and I had the chance to mingle with former Condo 1 agent and property manager John "Mc Millions" McMillin. John is now a broker of the newly formed Landsdowne Realty.

Julie got a big hug from "Diamond" Lynn, a top … (3 comments)

condo 1 of alexandria: Changing Winds - 11/15/08 11:13 PM

When we think of Fall, we think of chores around the house.  Condo owners don't have to worry much about these reminders

It looks like we arrived home just in time to enjoy the Virginia foliage!
When we woke up this morning, the wind had knocked the leaves off the trees and into every nook and cranny around the yard - including the roads and the gutters.

Remember to clean your rain gutters and drain pipes a few times this season.
Be careful on back roads. There could be wet leaves or branches around the next turn.
And don't … (0 comments)

condo 1 of alexandria: is home buying is right for you - 11/12/08 09:34 PM

The question to ask

Here are the questions to ask yourself if home buying is right for you
Do you need the flexibility of renting? or can you afford to stay in your home for at least 5 years or longer? Can you afford a 20% down payment? Can you afford a monthly payment on a 30-year fixed mortgage? ask your CPA ... Does the tax benefit of home ownership offset a potential decline in home value? Have you reduced other real estate debt before you add more on this home purchase? Does a fixed monthly mortgage payment for … (0 comments)

condo 1 of alexandria: Dad, what do you do all day? - 10/15/08 07:50 AM
When I come home exhausted it's tough to remember (much less explain) what the heck I did all day.

A lot of times, I answer calls.  I get calls from renters who want to rent condos and townhouses. I get calls from buyers who want to make appointments or who just have questions.  I talk to landlords who use our property management services.

Sometimes I really don't know the answer. But when I don't know the answer, I don't make it up.  I do my research and then I get back to my client.

Sometimes I get the … (7 comments)

condo 1 of alexandria: A Home for the Holidays: Successful staging regardless of the season - 10/12/08 12:23 AM

A few home staging tips

I love Fall. However, cool weather and afternoon light are just the beginning of what quickly turns into the chaos of back to back holidays. If you can't believe I'm even mentioning the holiday season in October, just take a whirl in any of your local retail stores. You'll find skeleton costumes right next to the turkey decorations that are a mere aisle away from the Christmas lights.
If you find that you need to list or sell a home during the holidays.....

condo 1 of alexandria: Porto Vecchio -- Luxury condos on the Potomac at Old Town Alexandria - 10/05/08 01:00 AM

Porto Vecchio Condominiums are located on the George Washington Parkway at 1250 South Washington Street at the edge of Old Town Alexandria. These condos at the edge of the Capitol Beltway bring a touch of the Mediterranean to the colonial seaport that is Old Town Alexandria.
Porto Vecchio is named after a famed port in Corsica. True to its namesake, this mansard-roofed complex looks like very much like a seaside villa transplanted to the Potomac. Terraces and colonnades present a elegant European styling which is uncommon in Alexandria.
Built in 1983, Porto Vecchio is a mid-rise that houses 125 units. … (0 comments)

condo 1 of alexandria: Why Credit? Why a bailout? - 10/02/08 11:10 PM

I really don't like the bailout. I'm sure I'm not going to get bailed out and I'm sure some well connected people will get their hands on that government money.  Even though I don't like the bail-out I'm not positive that we shouldn't give the bail-out.  It's all a bit complicated for me. I know condos.  I don't know large scale economics.
I thought I'd share the following which comes from EARL JOHNSON - GULF ATLANTIC FUNDING GROUP:
Designed to provide liquidity within the financial market for businesses and individuals, the bailout was advertised as the ONLY hope to stop … (0 comments)
