old: Do you know how are rental agents paid? - 12/18/13 05:14 AM
I just received this:

I am a student interested in the field of real estate. I understand that a real estate agent makes money on the sale of a property based upon a percentage of the final sale price. I was wondering how a real estate agent makes money on a lease of a rental property?

Thanks for the help, Jim

A landlord lists his property with a real estate agent for a number of reasons. The landlord benefits from the agent’s experience and connections, but also because the agent has access to the MLS (or Multiple … (0 comments)

old: Why Some Buyers Snap Up Retirement Homes Early - 12/18/13 05:02 AM
With home values falling over the past few years, some buyers are seeing a great opportunity to buy their retirement home now instead of waiting until they retire years later.

For example, in one of the largest retirement areas in the nation — Century Village in Boca Raton, Fla. — the average age of a new home buyer has dropped from the mid-70s to the low 60s in the last year.  Charlie Rocque, 56, may not be ready for retirement but he already bought his retirement apartment there for $20,000 (though it was valued at around $75,000).

The Stabler-Leadbeater Apothecary Museum was opened by a Quaker pharmacist Edward Stabler in 1792 and is one of the oldest pharmacies in the country. Located on 105-107 South Fairfax Street Alexandria, Virginia in the heart of Old Town Alexandria.
In addition to being a pharmacist, Stabler was dedicated to the abolition of slavery and the expansion of educational opportunities. Among other accomplishments, Stabler purchased many slaves for the express purpose of granting their freedom. Edward Stabler died in 1831, but his son continued to run the business for many years after.

old: About the historic exterior with new interiors at Abingdon Row - 12/09/13 03:40 AM
Abingdon Row is at the north end of Old Town Alexandria—which is well known for its 18th-Century buildings and historic colonial architecture. Abingdon Row fits nicely into the look and feel of Old Town. Abingdon Row is newly constructed, but the design takes it cues from the historical architectural details that are common to Old Town’s 18th century spirit. The columns and pilasters of Abingdon Row together with the arched windows and iron-railed terraces are all tied together by stately brickwork.

old: Five Reasons to Hold an Open House - 12/09/13 03:26 AM
Not all real estate practitioners are enthusiastic about the effectiveness of open houses, but here are five good reasons to consider holding one:

Julie sold another!

The odds are low but sometimes open houses lead to a sale. Home sellers like them. They like seeing their real estate professional working hard for them. Visitor feedback is good for sellers. Other real estate practitioners tour open houses and they sometimes produce sales. Open houses engage people, including friends and neighbors who might bring in a buyer.

old: Lobby at the Royalton - 12/09/13 03:22 AM

Just inside the entrance to the Royalton there are two separate lobby areas. One is open with large modern furniture that quite frankly sort of reminds me of some of the pieces from Pee Wee’s Playhouse.  But to the right behind a pair of glass doors is a great lobby that encases some of the best of modern styling.
See all Royalton.

old: Do you know how may an appurtenant easement be terminated? - 12/06/13 02:25 AM
An appurtenant easement can be released by the dominant estate. An appurtenant easement is also released if the necessity for the easement no longer exists. An appurtenant easement is one of two primary types of easements. The other type of easement is an easement in gross. An easement in gross is attached to a particular person but the appurtenant easement is attached to a particular parcel of land. Either of these types of easements may be created in a variety of ways (express grants, express reservation, necessity, implication, prescription, agreement, and by condemnation). Each may also be terminated in a variety … (0 comments)

old: Choosing the right condominium for you. - 12/03/13 12:34 AM
Condominiums are found all over Northern Virginia. From quiet communities along Fort Hunt Road at River Towers and Belle View to glamorous high-rises like Carlyle Towers or the Eclipse to urban luxury in Rosslyn, there are plenty of choices in Arlington, Alexandria and Fairfax County.
A condominium is usually a housing unit or apartment in a multi-unit building in which each unit is individually owned, while common areas and the property in general is jointly owned by the residents and the owner of the building, or all of the residents together. Some people choose to purchase and live in a condominium … (2 comments)

old: Arch Hall — quiet courtyards in Old Town Alexandria VA - 11/20/13 05:01 AM

Arch Hall condominiums are named for a nearby historical structure which in 1950 and 1951 was painstakingly disassembled and then fifteen miles south. The original Arch Hall now sits on a 140-acre site overlooking Belmont Bay on the Mason Neck peninsula, Fairfax County. Today’s Arch Hall condos are sited seven blocks south of the church George Washington’s family attended and just inside what were once the original boundaries of the District of Columbia in Old Town Alexandria. The brick walled courtyards have the feel of Old Town with modern conveniences inside the home.

old: Sailing on the Potomac - 11/19/13 05:51 AM

One of the great things about life in Alexandria VA is the proximity to two public marinas: one at Belle Haven and the other at Potowmack Landing north of Old Town. I have always wanted to sail, and yesterday Julie surprised me by signing us up for a social sail with the Sailing Club of Washington.

The Sailing Club of Washington is a group of over 400 people that includes a mixture of folks who have never sailed but want to learn and old salts who’ve been sailing for years along with those who simply enjoy socializing with other … (2 comments)

old: Canal Place in Old Town Alexandria VA - 11/11/13 04:16 AM

Canal Place is a great little community of brick garden-style condominiums located in Alexandria VA on the northern side of Old Town just off Pitt St. The community is composed of 7 three-story buildings with a total of 120 units. Between the buildings you’ll find gorgeous well-manicured gardens.

Most condos at Canal Place have either a fireplace, patio or small
balcony. The architectural detailing on these balconies and patios is
intriguing and little upscale.

I took this picture while the landscapers were busy tending the
lawn. The bag is filled with clippings. By the time they were finished
