Montgomery County Alcohol Beverage Services (ABS) and the Montgomery County Police Department have announced the high school and middle school winners of the 2022-23 “Keeping It Safe Coalition” student video contest. The annual contest encouraged teams from Montgomery County public and private schools to create 30-second public service announcements to educate young people about the risks of under-21 alcohol use.

The National Association of Realtors (NAR) will release its latest Existing Home Sales Report tomorrow. The information it contains on home prices may cause some confusion and could even generate some troubling headlines. This all stems from the fact that NAR will report the median sales price, while other home price indices report repeat sales prices. The vast majority of the repeat sales indices show prices are starting to appreciate again. But the median price reported on Thursday may tell a different story.
Here’s why using the median home price as a gauge of what’s happening with home values isn’t ideal right now. According to the Center for Real Studies at Wichita State University:

If you’re a homeowner thinking about making a move, you may wonder if it’s still a good time to sell your house. Here’s the good news. Even with higher mortgage rates, buyer traffic is actually picking up speed.
Data from the latest ShowingTime Showing Index, which is a measure of buyers actively touring homes, helps paint the picture of how much buyer demand has increased in recent months (see graph below):
As the graph shows, the first two months of 2023 saw a noticeable increase in buyer traffic. That’s likely because the limited number of homes for sale kept shoppers looking for homes even during colder months.

Gilbert, AZMon June 19 2023This week the median list price for Gilbert, AZ is $675,000 with the market action index hovering around 63. This is an increase over last month's market action index of 59. Inventory has decreased to 237
Home sales continue to outstrip supply and the Market Action Index has been moving higher for several weeks. This is a Seller’s market so watch for upward pricing pressure in the near future if the trend continues.
The market seems to have paused around this plateau. The Market Action Index is a good leading indicator for the durability of this trend.

There was a lot going on in the Phoenix Valley for Memorial Day weekend. As fortune would have it, we chose the event here in Gilbert and we’re so glad that we did.
As an Army Vet myself, I was especially thankful for the opportunity to attend the ceremony with my 92 year-old Dad (93 next week!) who is a Veteran of both the Army and the Marines.
