Once upon a time there was Tracy seller that requested a short sale. They had one loan with Bank of America. They were divorcing after 27 years of marriage, had retired and were livling on social security. The agent, who attends every webinar and class Bank of America offers suggested a Bank of American Co-Op Short sale. "Let's get everything to Bank of America, they will evaluate, get us a price, we will get a buyer at that price, and should have our approval pretty quickly after that."

I know you said NO, but I refuse to accept that as an answer.
This is more and more frequent when it comes to a short sale. When talking to a Bank, taking NO is just not an option.
Frequently we will hear "No, we can't do that." "No we won't postpone the foreclosure date." "No we won't contribute more money to the second."
However, my policy is now - I will only take "NO" if that person has the authority to say "YES".

I was asked today if I'd heard of "Cash for Keys" this by a short sale seller.
This made me think there are others who have this question....
Cash for Keys is just what is sounds like. Someone gives you CASH (or a check) and you give them KEYS (the keys to the property you are occupying.)

I got a post card in the mail from a competitor.
I noticed several things that were interesting on this post card.
1) There was no DRE number on the card.
2) There was no company name (Broker) on the card.
3) The headline said: "The bank doesn't want you to know, you can stay in your house at least 3 months without making a payment." Doesn't this encourage people to STOP making all payments by telling them that they could stay in their home without ever making a payment.

Once upon a time in the town of San Mateo lived a Husband and Wife. They were so comfortable in their 800 sq. ft cottage, where everything neatly had a place. 12 years passed, and several homes later the Husband and Wife moved to the Town of Tracy, CA. I was asked the following question: If I were in charge of a bank would I approve Short Sales and take the loss or would I leave the non -performing loan on my books, therefore it would not SHOW as a loss at this time.......
So WHAT WOULD YOU DO??
I'm not in charge of a bank - however, I do know that this isn't going to go away without cooperation from the banks. They don't approve a loss on a short sale, they don't modify the loan, they wait and take 40% less in a foreclosures.
