estate: Real Estate Terms for 2008 from 2007. - 01/24/08 05:07 AM
Nightline suggested just last night that NOW is the time-to BUY while the rates are down and the inventory is up. Two days ago the Federal Reserve bank dropped the rates by 3/4 of a percent: the largest single drop in 20 years. This opens the door to a very unique opportunity. This opportunity is called Buy Time. The time to buy.Why buy? Let me show you why: interst rates are down and dropping, check the chart for items that may be important to your lifestyle and how they fit into each type of property use.

estate: It's not just the coyote moon! Notes from TEXAS - 01/15/08 09:33 AM
You know sometimes I end up speaking to people in other countries during my workdays. Today I had called India for help on their 800 number 5 times and I was more than a little bit peeved when they continued to cut me off and disconnect every time they put me on hold. I didn't know at the start that I was headed to a long, long distance visit around the world. In fact I thought I would be talking to a bank somewhere in the US. It was not meant to be. The last call turned out to be even stranger-as … (0 comments)

estate: I just heard... - 01/13/08 11:53 AM
March 15, 2008 the downpayment assistance programs are going to end. So IF you are thinking about buying a home and think that you might have wanted to take advantage of this program, NOW is the time to be calling. Right now. It can take up to 30 days to close from contract to closing. I do know people...BUT,
The point is if you are in the market for a home this year and need down-payment assistance-let's talk now.

estate: What does the top ten rental cities have to do with the state of buying a home? - 01/13/08 07:08 AM
If you look at the top ten most expensive places for a renter to live in this country, you will notice that North Texas is not on that list. Why do rental rates go up? It's called scarcity. When the number of rental units drop, the cost of renting a home goes up! Simple supply and demand. So, if the cost of renting an apartment is still low (on the average) as it is in North Texas, then there is a good reason for that-we still have an abundance of places to rent. See this link for the Top Ten Most Expensive places … (0 comments)

estate: Living in Texas has it's own surprises. - 01/06/08 08:27 AM
I have to admit, when I first moved back to Texas I wasn't as familiar with the Flora and Fauna as I might have been. I'm not sure that most people think to study the animals in the environment that they may be moving into. I have lived in many different places in my life and found that it may be a good thing to consider the "other" neighbors:
Arizona: Rattlesnakes, Gila Monsters, Scorpions, Daddy longlegs spiders, Lots of butterflies in the Spring! Ilinois: Rabbits, lots of rabbits! Cardinals South Florida: Incredible birds, wild parrots, hummingbirds at certain times of the year, Alligators … (4 comments)

estate: Languishing listings? - 01/02/08 02:49 AM
Warning-It' turns out that I am chatty today! Sorry this is so long-every once in awhile-I have a brain drain on paper- today is one of those days...but, there may be some meat and potatos here for you, too.
I'll bet there are more than a few of you who can relate and who need some buyers?
There are all of those e-mails who say just PAY US A FEE AND YOU WILL HAVE SOO MANY BUYER LEADS! Even your company website is feeding you leads! Except not the ones you need for those listings? I got an e-mail yesterday and it was along … (0 comments)

estate: The Time in between times-a better time to buy. - 01/02/08 12:51 AM
Why buy a home in North TEXAS in January 2008?
There are a few good reasons to think about a purchase at this time of year:
1. The rates are the lowest we have seen in years and while they will probably      stay this low or even drop a tiny bit before the next election in November       they may begin to climb again after that time.2.  Historically before a National Election interest rates will go down and       after one they begin to rise. Just a point of interest.3.  The main reason people buy a home is to be able to take … (0 comments)

estate: Some days are better than others! - 12/19/07 02:27 AM
Yesterday was a pretty good day all things considered. I took my daughter to school and came home to change out of my sweats and get ready for the workday. I printed out my assignments, kissed my husband and took off before 9 am. I like to get out the door before other people get on the road these days. I did get lost (My own fault!)even though I printed out my maps-for some reason, I decided to start from the end and that messed up my plans a bit- see how one little change can mess up your day? I wasn't sure how the … (0 comments)

1. There have never been more homes to choose from. The selection is fantastic. 2. Interest rates are at historic lows and are still coming down. 3. Lots of homes that you can buy, even for under $150,000 right now! 4. FHA Financing is better this year than next if your credit is a bit colorful.5. Lenders aren't as busy and can process loans faster. 6. Purchasing a home is the best long term investment most families ever make. 7. During the holidays there is less competition from other buyers. 8. Home ownership has tax advantages over renting, and those advantages … (0 comments)

estate: REALTORS a moment please! - 12/05/07 09:18 AM
Should you be marketing any of your listings a bit differently?  Today when you take a listing do you ever have a slightly sinking feeling that says hmmm this one's going to be a tough one to sell? Have you ever wondered if the buyer that is THE buyer for a particular listing is really "local"? Perhaps not. So what do you do?
I started off on this track because I have been asked to help market a development in Mexico. Now I know that I am going to get replys from everyone with either a CIPS or IRES. That's OK those … (0 comments)

estate: A better way to blog? - 12/05/07 08:43 AM
No one mentioned that there might be a better way to blog on Active Rain- I really should have taken advantage of the newcomer's group, I guess!  Next time I want to create a dialog I will reply to my own blog with the next "chapter" in the story! Then everyone can follow one line of thought and not have to wander around all of them to get my drift.  Ooops. My bad, I'll get better at it eventually.  Sometimes it just comes to you over time! or when you are fixing your lunch!  … (0 comments)

estate: That language thing - 12/05/07 03:32 AM
How did your numbers come out?
Now I may have counted wrong by a bit because remember my primary language is just one of those choices so sometimes I don't SEE all of the words the way you will either! Remember that sentence! I don't see the way you do either! Here are my answers:

       Seeing=7                                      Hearing=13                             Feeling words=10
What did I mean by the sentence I said to remember, in the last paragraph? I don't see they way you do because I'm very busy HEARING! the words! Some of you are busy FEELING The words! So you only look for feeling words. Are you … (2 comments)

estate: Is there a Secret Language inside of the English Language? - 12/05/07 02:36 AM
What language are you speaking? Ok thanks for asking!
Would you think I was crazy if I told you that even if you think you think that you speak English that's not the only language that you can speak? I'm not talking about the accents that we enjoy across the country, either!Follow me for a few moments and see if this doesn't work for you, too!Is there someone in your life that you find yourself getting very, very frustrated with frequently? I hope it's not your spouse but, it's ok because we are going to talk about that right now. You'll see, … (2 comments)

estate: I SHOULD have known better! - 12/05/07 01:38 AM
After all the time I have had a license you would think that I would know better! But, No, I too have walked a crooked path in this business. Getting back to the message. I took a REALTOR.com class yesterday. Some of you are thinking why would you do that! Those that feel that way, feel that way because it's so darn easy to do. Yes, I felt silly afterwards for not paying better attention in the past, this was different though this was a hands on class. (As a technical trainer, that made a difference and I know that it … (4 comments)

estate: When all else fails-Trade it! - 11/29/07 03:21 AM
1031 when all else fails! Trade it!
As some of you know I am licensed in two states: Texas and Florida which works for us because we enjoy the Sunshine state and we have children and grands who live there. Which brings me to the point. My oldest daughter and mother to two of our grandchildren has had her home on the market for over a year in south FLorida. She is Mrs Clean (You can eat at my house but, probably not off the floor!) Her house-no problem! At any rate while they have had some traffic no, successful offers.  I'll … (1 comments)

estate: No real estate resolutions yet? - 11/19/07 04:45 AM
I am adding to mine daily it seems:
I will schedule my Buyer seminars 3 at a time so that I can offer options when people tell me they can't make the first date. (No more excuses-when I can solve it!)
I am researching and plan to buy a video camera and will be adding longer "Live" looking updates to my website. It will probably be a Sony, unless something serious makes me change my mind-I have been using their digital cameras for over 5 years and love them.  Here's a well researched link for anyone else looking into this from a consumer reports … (3 comments)

estate: May your biggest resolution for 2008 come true! Are you GREEN? - 11/15/07 02:01 AM
What might that be?                                                                                               Contact me
Well if you are anything like me the thought of losing a couple... a few... ok 20 pounds may cross your mind-right after all of the good holiday foods. I'm trying to remember when I used to actually leave something on the plate for "later".
Spending a bit more time with the family, including those further away. As parents age, we think about this a bit more, I think.
Controlling my impluses so that my time is better spent? (Seriously there are people who believe that I'm really good at this-then there's my husband who thinks I'm always … (2 comments)

estate: Is what you are doing today, how people become wealthy in RE? - 11/15/07 12:58 AM
Have you ever stopped to really consider that question?
You should have seen the response I received in my last Intro to e-PRO class when I asked that question! You would have thought I had struck them silent! Now seriously, there are a lot of people out there who claim to have the secret to how you can become wealthy in our business. You will have to agree! I have had people try to sell me everything from contact management software to guaranteed leads (yeah right-I read fine print!)to listings, to coaching. The only way I can see that it works is not working … (5 comments)
