Lately I have seen something you never seen before. That's right a Seller who accepts not one not even two but several offers on the same piece of property. This just does not seem possible.
After all they only have one home to sell yet Seller's are accepting offer after offer. Not only that but their Real Estate agents and Brokers in Portland Oregon are encouraging them to do so. How can this be? Someone is bound to be upset.

I just don't get it! Someone please tell me what the rationale is behind what appears to be standard fare in the lending industry. What I am talking about is the reluctance of Lender's to approve mortgages for Investors of Flip Properties especially over the last couple of years. I have been confronted with this reoccurring problem of financing Flip's in the Portland Market over and over again and it just does not make sense to me.

Continuing its upward appreciation rate now at 11.5% for the year, North Portland's average Residential Sales Price for the Month of May 2007 is at $269,300 and year to date at $264,000 with a median Sales price of $248,500 for the year to date statistic. A far cry from the early 90's when the vast majority of homes were priced in the $50,000's.

The Internet is a fabulous venue for promoting Real Estate. This last week as many of you may or may not know there has been a long protracted dialogue on the_Community_Update_Post_on_Activerain  to the tune of 160 comments and counting.

Are we truly marketing our selves on the Internet to our best ability? An AR member  Judy_Cicalese  recently emailed me asking for some advice, well actually not. She had read a comment that I had left somewhere about the fact that My_Portland_Oregon_Real_Estate_Web_Site  was an  Alamode_Real_Estate_Web_Sites . A template type Web site and she wondered how I liked it and was I getting any leads from it. The post that I had written yesterday talked about The_Portland_Oregon_Metro_Real_Estate_Market_Report  and how Portland Oregon had pretty much been left unscathed by the poor market conditions plaguing the rest of the country for the last 2 years.
In my article I suggested that this was A_Great_Time_To_Buy_Real_Estate_In_Portland_Oregon. The Commenter was obviously shocked by that statement and retorted with " are you kidding me ? "  The answer to that is an emphatic NO, I am not kidding you. Here_is_What_I_Mean !

This is a Great Market we are in. I love this kind of market. It is the kind of market that Agent's with strong real estate sales backgrounds can excel in. Marketing agent's don't depend on a Buyer's Market or a Seller's Market.
