Yesterday, Steve Hansen (Tami & Steve and www.I-94Homes.com, Central MN's top Real Estate agents) wrote a blog regarding market-fear generated by local and national media. (http://central-minnesota-real-estate.blogspot.com/2010/02/market-fear.html) Absolutely! While it is important to be up on the times in the real estate market and be knowledgable about the current trends, it is most important to keep it in context as well! Recently, the national media ran stories about how the market was showing statistically low performance. Keep in mind, this is referring to the time immediately prior to and post holiday season. Today, Teresa Boardman was featured in Inman News for her perspective on being "busy" and that it doesn't really get to the meat... Whenever we talk with other agents, they say they are busy. AND THAT MAY BE TRUE. But that doesn't get to the real question of whether they are experiencing success in productivity. For example, I am busy right now! Writing this blog! It isn't obtaining any additional contacts for the day. It isn't putting into negotiating a possible transaction! The "meat" of the question, "are you busy?" really means working your business. Many rural properties have unique issues and barriers to purchase. One of the more significant barriers are that they often are not connected to a central sewer system. Therefore, many times, the private system that is in service must be "certified" by a local governing authority. And in many jurisdictions, if the system is not in compliance, the sale cannot move forward until the private sewer system is in compliance. Well, if the property is being offered by a bank (post-foreclosure), they rarely will make any changes or financial commitments - and that includes certifying or updating private sewer systems to (2 comments)
