bentonville arkansas real estate: Are you dressed for success? - 12/13/09 10:48 PM
When I first started in this line of work I had just finished 29 years in law enforcement.  For those years I was told what to wear, when to show and a lot of people told me where to go.  I was not going to be told I had to wear anything or be at a certain place and time.  No sir I was an independent agent and that was that.
I wore jeans and a nice shirt but that was all no dress pants for me.  I did get a lot of listings but only two sells and not much … (16 comments)

bentonville arkansas real estate: Be a listing-sales leader… - 12/07/09 10:02 PM
Winning in today's market requires you step up and flex your muscles without getting out of the boundary of your state law(s) code of ethics or your individual brokers policy and procedures.

To do this you must have the mindset to take steps that maybe others in your individual office might not have thought.  This may consist of nothing more than placing your listing on one of the websites that specialize in real estate.  Do you like to write?  Maybe a newspaper or magazine editorial is in your sights.  How about a weekly column with real estate as the subject?  … (5 comments)

bentonville arkansas real estate: Different kinds of value define different clients - 11/30/09 10:03 PM
That's right all the client(s) you have, have different values and you need to remain flexible to accommodate them.  I've made a particle list and we'll go over them to see where you are.

Quality - We all strive to give the client quality service, support, advice, convenience at a cost that is reasonable.  However I ask you do you treat the 50K client the same that you do the 500K?  If so good for you because that is what we are in the business to do.
Service - Do you provide the same and equitable service to each and … (3 comments)

bentonville arkansas real estate: Where do some of these agents get this stuff? - 11/15/09 01:50 AM
I started on ActiveRain on 01.26.09 and wrote my first blog on 02.02.09.  I have tried to keep whatever heading I started out with no matter what the subject and relate it to real estate in some sort or fashion.  I think I've done a pretty good job but I have been neglecting posts lately and it has shown.
There are agents who are climbing up the roster so fast it's hard to keep up with them.  So I decided to take a look at some of the posts of the other agents.  It's amazing to find out how interesting some … (11 comments)

bentonville arkansas real estate: Set your goals high, have faith you’ll reach them and then move on. - 11/09/09 10:07 PM
It's almost time again for my annual meeting with the broker(s).  They want me to bring my goals for next year and my schedule among other things and that got me to thinking.
My goals this year was to survive and I did.  I did so and achieved what goals I had set for myself and surpassed those so far it surprised me.  So next year I'm setting a goal so high that when I make it (and I will make it) and surpass it, it will come as no surprise.  Can you guess what book, audio and DVD I've been … (1 comments)

bentonville arkansas real estate: Who do you turn to when you have questions about real estate? - 11/08/09 09:44 PM
Over the weekend I had some company come in and visit.  We went out to eat Saturday and Sunday morning both we both woke up sick.  Won't go into a log vivid description but it did not take a brain surgeon to figure out we had a touch of food poison.  It being a Sunday I had a choice to make.  Either go to the local hospital emergency room (can we say $$$ man) or to the number one cure all in my family my wife.  She keeps everything (medically speaking) so that if it comes up again she has the … (5 comments)

bentonville arkansas real estate: Are you focused and committed to you client and job? - 11/01/09 10:08 PM
I went to our weekly sales meeting last week.  As I sat down I was not ready for the talk I was about to receive.  Keep in mind for 29 years I was a hard-core cop.  You name it I've seen it for those of you who have not been in the military and been in battle or in law enforcement we can tell you stories that can curl your toe nails.  Anyway during the meeting the speaker was so focused on his presentation you could tell he was talking from the depths of his soul.  He was passionate to the … (1 comments)

bentonville arkansas real estate: Shop talk do you go with other agents and not do it? - 10/28/09 12:27 AM
I find myself doing what I said I would not do.  When I was a police officer and met up with other law enforcement officers no matter where it was without fail we would talk shop.  That is we would talk about what was going on in the business.  It didn't make any difference if it was a State, county or municipality it was all the same.  Each had it own thing going wrong and there was always room for improvement.  Then without losing a beat we would get into the local person(s) who were the trouble makers and the fights, … (2 comments)

bentonville arkansas real estate: Does it really do you good to have your Own Web Site? - 10/19/09 11:27 PM
Okay I understand having a web presence is something one needs to a certain extent in today's market.  However do you need your own individual web site?  I have tried a couple of different web builders that are reported to be BIG HITTERS in the business but for me so far they are duds.
They have not produced what they promised and I am to the point to where I will have a CHEAP and I do mean cheap site with just basic information data and that's it.
So tell me has your site worked for you?  I'm spending money on … (7 comments)

bentonville arkansas real estate: Overcoming culture and language barriers - 10/06/09 11:33 PM
Brothers and sisters let me tell you I have just overcome one of the most difficult barriers of my short career in this business.
I have been dealing with this client from another country with a language barrier and I am now beginning to understand what she is saying.  Also I now know there was some trust issues on the client's part but within the last two weeks I have successfully overcame that issue.
Just think it only took three months and at times I was almost and I mean almost ready to throw in the towel and tell the client … (4 comments)

bentonville arkansas real estate: My first AR success story… - 09/27/09 10:59 PM
Last week I received an email via AR from a female who lives across the State.  She told me she had just passed the State exam and was interested in getting into commercial real estate.  She also said she and read one of my blogs and found it very entertaining and full of good knowledge (YEA FOR ME!!!)
Anyway she had wanted some of my advice with some help from some trusted sources from around the office I sent her what I thought was some sound and well thought out advice.  I have not received any confirmation of if she has … (7 comments)

bentonville arkansas real estate: MONEY Magazine Rates Bella Vista Arkansas in Top 25 Best Places to Retire. - 09/22/09 11:06 PM
But I haven't retired and I live in Bella Vista.  Just because it has 12 tennis courts, several stocked lakes and some of the most beautiful golf courses in the State just to start are some of the things that draw people to Bella Vista.  We also have two swimming pools and two putt-putt golf courses and several play grounds for the little ones.  Want to go biking or walking, we have trails for that to.
We are located between Tulsa, Fayetteville, Springfield and Joplin.
Want a little more excitement just a short drive to several casinos and then of course … (1 comments)

bentonville arkansas real estate: Don’t you just hate it when that happens………. - 09/09/09 10:40 PM
Yep I know I sure do and it happened to me just the other day.  I tell you the first two years in this business have been a learning experience.  Most of it has been good some has been fair and a small percentage has been downright nasty.  I was at a store where I bought a phone with the (IF) feature and was learning more about it when of course the phone rang.  "Hi I'm ---- and I would like to look at 123 Main (you know the routine) when can you show it to us?  Well how does 01:00 … (4 comments)

bentonville arkansas real estate: Shut up, listen and learn………….. - 09/07/09 02:30 AM
That's right you heard me.  For those of you who have not read any of my blogs I'm not politically correct and I go direct to the matter.  I can say I have for the most part softened over the last few years compared to what you would have heard prior to 2006 but that's another blog.
Anyway back to the subject.  You me and everyone else have been or will in the future be at a class of some sort and during the presentation of the speaker you will be doing one of the following.
•1.    Talking to another student … (0 comments)

bentonville arkansas real estate: Exclusive Buyer Agency Agreement when to sign? - 08/26/09 12:00 AM
Okay it's time to ask.  I've approached it several ways and I know I've lost out either way I've gone.  I have been told to go about it several ways and I guess now is as good as any to discuss the variables so why wait:
•1.    During class I was told after first contact and before you first show a property to have a prospective client sign an Exclusive Buyer Agency Agreement to protect you (agent).
•2.    After class and passing test I spoke to several agents and most of them have never had a client sign the form and … (6 comments)

bentonville arkansas real estate: Adopt an attitude of cool objectivity… - 08/07/09 01:46 AM
When we as an agent go to work what is our OBJECTIVE?
•1.    Is it to get listings
•2.    Buyers
•3.    Buyers agents
•4.    Making cold calls
•5.    Knocking on doors
•6.    Whatever
Your ATTITUDE you bring is just a vital if not more so to be able to accomplish your objective.  It's sometime your attitude that should come first not second.  If you have a bad attitude to begin with I can guarantee you my friend are going to have a bad day.  You come to me with an attitude you are going to get one bad attitude back faster … (5 comments)

bentonville arkansas real estate: Now is the time to take swift, certain and inspired action… - 08/05/09 11:50 PM
I saw this statement in the paper the other day and thought how I could relate this to the real estate market.  It is such a profound statement in of itself so here goes.
For those agents who have been contemplating moving to another agency what are you waiting for?  Is it a divine sign from above a written letter a slow boat from another country?  Well stop waiting and get up off your duff and go.
Is there love in the air and your getting cold feet?  Take your foot out of the ice water put your shoes on and … (3 comments)

bentonville arkansas real estate: Listen, learn, and lead - 08/03/09 11:19 PM
Such simple yet profound words when you think about them.  Think about it for a moment.
When you were young and just learning to speak you listened to your parents or guardian tell you the words they wanted you to say and you by listening you learned and spoke.
Same thing happened in school and throughout your life and will continue to do so until the day you go to meet your maker.  If you have children then you pass on those same traits to them by getting their attention then you are now in the lead mode and leading while … (4 comments)

bentonville arkansas real estate: Want to turn this market positive first turn yourself positive… - 08/02/09 11:34 PM
That's right do you want to have a fruitful year it's not too late to do so.  It's very simple to get clients and get those all important listings, contracts, and closings, referrals etc. all you need is to turn yourself around.
I've been sitting around for the last few weeks feeling sorry for myself after getting a few sales under my belt and really not trying to get any listings or for that matter not trying to do much of nothing.  For those of you who know me first of all you got to check my pulse to make sure … (4 comments)

bentonville arkansas real estate: I ALWAYS type out my contracts instead of handwriting them. - 07/13/09 11:15 PM
That statement was my intent when I started this job and you know how long that lasted.  This is the second in the NEVER and ALWAYS wording wonders.
Take for instance the agent who makes the fatal error that says "I ALWAYS take my lunch at 11:00 to 12:00 no matter what.  If they hold true to that and I'm sure some might just let me know who they are if they are in my neck of the woods.  I want the listings, showings and contracts they won't get during that hour.  I take my lunch when I can and have … (13 comments)
