horses: Wellington Equestrian Real Esate in the Daily Business Review - 05/20/07 04:22 PM
I was interviewed by our local real estate and legal newspaper, the Daily Business Review, for an article they were writing on the impact of some potential zoning changes might have on the local real estate market. I am sure that my real estate blogging and Localism presence helped me to be selected, thank you Active Rain!.. The original article was going to cover a more broad view of equestrian real estate in South Florida, but a hot topic changed the focus of the story at the last moment.
Here is the article for those of you who are interested.

horses: Idaho Real Estate >> When it's time to escape the congestion of South Florida, Idaho might be your Solution! - 05/20/07 03:39 PM
Idaho, a great opportunity for South Florida Equestrians when they are ready to move on to greener (and BIGGER) pastures.

South Florida is great, we have sun, sand, beaches, palm trees and much more.  But we also have $100,000 plus prices per acre, congestion, traffic, little regard for traffic laws and a few other "challenges" that my fellow South Floridians might be thinking of just as they read this.  If, like many of us, there is a expiration date on your time in Florida and the timer is about to pop, instead of just considering the old standbys of "the middle of … (4 comments)

horses: Horse Real Estate >> Possible Tax Strategies for Folks Selling Horse Properties - 05/13/07 10:48 AM

Tax Strategies for Horse Property Sellers
Many, if not most of us, know about the capital gains savings that homeowners can benefit from when selling their primary residence.  If the homeowner has occupied the residence for at least two of the previous five yeas, they can exclude up to $250,000 in capital gains from the profit of the sale for single persons or $500,000 for married persons.  This does NOT mean that you must OWN the home for five years, just live in it for at least two of the previous five years.  This also does NOT mean that the … (3 comments)

Phelps Media Group announced May 3rd that Stadium Jumping has finally announced the site of their new horse show facilities. After months of guessing, waiting and wondering, the equestrian public can rest easy now that the Winter Equestrian Festival and National Horse Shows will not be leaving Wellington.  Stadium Jumping, Inc. has paired up with Wellington Preserve and will be building a world class, nearly 200 Acre, equestrian facility.  The equestrian community, Wellington residents and many others have been sitting on pins and needles for months not knowing if the world renowned Winter Equestrian Festival was going to stay in Wellington.  … (0 comments)

horses: Horse Real Estate >> Agricultural Classification for Horse Property Owners in Florida - 04/27/07 11:51 AM
AGRICULTURAL CLASSIFICATION
DISCLAIMER: your tax attorney and lawyer should be consulted for any actual applications, the info below is merely additional resources to use in planning.
One of the biggest mysteries surrounding horse properties in Florida is who, and under what circumstances, can claim an Agricultrual Classification for their horse properties, thereby greatly reducing their property taxes.
The short and simple answer is that your use for the horses must be for "bona fide agricultural purposes" for commercial use. In other words, you must have the horses with the real intent to earn an income from them.  Examples would be breeding, … (2 comments)

horses: Horse Property Market Update for 2007 from South Florida - 04/25/07 12:09 PM

SOUTH FLORIDA HORSE PROPERTY MARKET UPDATE -  APRIL 2007
There are currently 538 equestrian properties in the Dade, Broward or Palm Beach counties that could be classified as "horse" properties, but this number also includes lots in equestrian communities, or lots or land zoned OK for horses.  Roughly 50% or less of these listings are fully operational "horse" properties, with fencing, stalls, a ring, etc., the rest is more "horse ready or horse OK", but would need the improvements including barn and or house. The average listing price is $1,141,000.   A handful of stunning properties range from $5,000,000 - $15,000,000, most … (2 comments)

horses: The Long and Enjoyable Ride Home - the Last Three Miles - 04/22/07 02:41 PM
My office is in Coral Gables and I live in the protected area of the East Everglades called the 8.5 Sq. Mi. Area, which is west of Krome Ave and west of what most Dade County residents consider the boundary of civilization.  Most sound surprised when I tell them where I live, they do not realize the people actually live here!
This drive is a 45 min. drive on an early Sunday morning and easily 1 1-1.5 hour drive in normal traffic.  I gladly make it every single day. The moment I turn off of Krome time and civilization slip away.  … (0 comments)
