Hot Brooklyn neighborhoods come with exorbitant pricetags. Familiar names like Park Slope, Carroll Gardens, Sunset Park, Kensington, Clinton Hill and a host of others are rarely within reach for young families.
 
For example, a modest $489,000 can buy you a 1 or 2 bedroom/one bath co-op/condo; on average between 750 and 850 sq. ft. No parking, no outdoor space and to call it move-in ready would be a huge stretch of anyone's imagination.
 
Compare that to a renovated 2/3 bedroom/ 2 bath home, a reasonable commute away, and you can easily tack on a backyard, basement, garage and twice the square footage to that description.

You know the weather is bad when our ubiquitous surfing population is nowhere to be found.
 
Yesterday, there was a blizzard that dumped an average of 12 inches of snow on the ground. With heavy winds and dropping temperatures, venturing outside to take pictures rapidly became an idea bordering on the insane.
 
Guilty as charged. I've never seen the ocean before in a snowstorm and, now,  I can cross that off my bucket list. It's very pretty and eerily quiet.
 
 
But mostly it's cold. Really, really cold.

In the tri-state area today, we're having a snowstorm. It's a big one - 12-18 inches. It was only yesterday that unseasonable mild temperatures were up in the low 60's. It felt glorious.
 
These crazy weather patterns have made for an interesting winter.

My favorite quote from the NYT article states, (buyers Kopelowitz) "hoped to buy on the North Shore, but were turned off by the drive from Manhattan to Port Washington and the train ride to Syosset. They headed south,"
 
Buyers are looking, interest is high and multiple offers (not seen in recent years) are back.

A Tale of Two Inwoods

I received a call, a couple of weeks back, from none other than Broker, Jane Peters, of Los Angeles, California.
She potentially wanted to refer out the sale of an Inwood co-op.
"Inwood - oh, sure. Sunrise to Peninsula...one of the Five Towns," I immediately responded.
As a long-term Long Island resident, it was the only Inwood that came to mind. Long story short, I was wrong as it turned out to be about Inwood - the northernmost neighborhood on the island of Manhattan.
Now, what are the chances?

Her two-word response of "It's Merrick!" seemed simplistic to me, at first, in light of all the complications that have arisen with the rezoned flood maps and their, consequential, meteoric rise in insurance premiums.

With time, I came to see her perspective for the long view in which it was intended.
