denver market trends: Denver Sales are Down Without Inventory - 03/19/22 10:49 AM
 
The stats are out for the month of February, and all the numbers revolve around the inventory number!   As of almost the end of March, we are still experiencing low inventory (hovering around 2,200 on weekends), down 63.7% over one year ago. I have had potential Sellers who want to list and buy, but are fearful of not finding a replacement home, so they stay put and remodel.   But when they do list, they sure are seeing a great bottom line!   Multiple offers are still happening and aren't across one price point, it is in all price points!

The stats are out for the month of January, and sales this time of year are slower due to seasonally, and the stats support that.   As of mid-February, we are still experiencing low inventory (hovering around 1,800 on weekends). I have had potential Sellers who want to list and buy, but are fearful of not finding a replacement home, so they will stay put, or wait until they see more inventory.   But when they do list, they sure are seeing a great bottom line!   Multiple offers are back, and saw 15 offers on a home my buyer wrote on this … (12 comments)

The stats are out for the month of September, and it was another strong month!   As of almost mid-October, we are still experiencing  low inventory, down 43.8% over one year ago. I have had potential Sellers want to list and buy, but fearful of not finding a replacement home, so they stay put and remodel.   But they do list, they sure are seeing a great bottom line!   Multiple offers are still happening, just not at the same pace it did earlier this year.

The stats are out for the month of May, and it was another very busy month!   As of almost mid-June, we are seeing more new listings than previous months, but down 76.6% over one year ago.  I think many Sellers are nervous about listing their homes and not knowing if they would be able to locate a replacement home!  We are seeing many listings with a 30-60 rent-back for the seller.  In the earlier months this, Buyers were having to offer thousands over list price to their contract price just to "win the bid" and were seeing up to 20 offers … (14 comments)

The stats are out for the month of April, and it was another very busy month!   As of almost the end of May, we are experiencing SERIOUS low inventory, down 69.5% over one year ago.  I think many Sellers are nervous about listing their homes while we are seeing the virus, and not knowing if they would be able to locate a replacement home!  But they sure are seeing a great bottom line!   Buyers are having to offer thousands over list price to their contract price just to "win the bid".   Multiple offers are being seen on most homes.

The stats are out for the month of November, and it has been a strange year as far as stats!   As of the end of November, we are experiencing SERIOUS low inventory, down 46.4% over one year ago.  I think many Sellers are nervous about listing their homes while we are seeing the virus, and combined with the Holidays, there is not much inventory.

Ever since we were able to show homes again (after 5/8) the real estate market exploded in Denver.   Homeowners were still nervous about putting their homes on the market with potential buyers (that may have COVID) coming through their homes, which left us with a razor-thin inventory.
 
For months now we have seen 1200-1300 new listings come on in a 7-day span, and over 2000 go pending, leaving our market in a very strong Seller's market.   Finally today I noticed that we don't have as many going pending.  Pretty sure it is because most schools will begin this coming Monday.   Usually, August … (4 comments)

The Denver real estate market had winter weather impact the sales, and was very unusual to see over a foot of snow before Halloween.   There was a decrease in inventory this month, and the days on market increased slightly from 33 to 35 days.  The sales were down .2% over last year's sales, and down over last month's sales.   The total inventory has decreased, which is normal this time of year.   The days on market increased by two days from last month (33 to 35 days).  The number of homes that are under contract have also decreased from last month.   … (14 comments)

The Denver real estate market saw a dramatic uptick in inventory this past month, which is pretty similar to what we saw in 2018 for these two months.  The sales were up 5.6% over last year's sales.   The total inventory has increased (although not as much as new listing), but we are seeing some going under contract fairly quickly, especially in the lower price points.  The days on market changed from last month identifying the buyers are out again.  Last month the days on market creeped up to 39 days, and dropped back to 32 for the month of March.   … (0 comments)

The Denver real estate market saw a large increase in inventory this past month compared to December.    The sales were down 6.6% over last year's sales.   The total inventory has decreased slightly, but we are seeing some going under contract fairly quickly.  The frequent snowstorms are hampering a good buying season so far this year.   The days on market have slowly been creeping up too from 40 days in December to 42 days in January.   Keep in mind until these days reach 180 days - it is still a Seller's market.   (In April DOM was only 20 days.)

The Denver real estate market saw a pretty slow month in December this year.    The sales were down 15.9% over last year's sales.   The inventory has decreased which is fairly normal this time of year by 2.5%.   The days on market have slowly been creeping up too from 31 days in November to 40 days in December.   (In April DOM was only 20 days.)  This still means it is a Seller's Market.

The Denver real estate market has experienced a slowdown in mid-summer and we usually see sales pick up after Labor Day, but sales did not pick up like it had in the last several years.  The sales were down 11% over last year's sales.   The inventory has increased significantly by 34.6%.   The days on market have slowly been creeping up too from 26 days in September to 30 days in October.

The Denver real estate market has experienced a slowdown in mid-summer and we usually see a pick up after Labor Day.  Sales did not pick up like it had over the last several years.  The sales were down 15.3% over last year's sales.   The inventory has increased 13.5%.   The days on market have slowly been creeping up too from 23 days in August to 26 days in September.

The Denver real estate market has experienced a slowdown in July and August.   The sales were down 5% over last year's sales.   The inventory has increased 9% both July & August over last year's inventory.   The days on market have slowly been creeping up too from 19 days in June to 23 days in August.   This may be the beginning of a slight shift in the market.
