6 Buyers Strategies for Moving Fast in the Housing Market

In today’s housing market buyers need to move fast.

Sometimes buyers realize this, sometimes they don’t. But I had a buyer the other day comment, once she started looking at homes in her price range, that “I guess we need to move fast” since homes she liked in her price range were gone in a day.

It can be especially hard as a first time buyer to realize market demands are such that in order to get the home you want means moving forward quickly. Being fully prepared to make such a huge … (20 comments)

how to buy a home: There’s Nothing Mellow about Mello Roos in Carlsbad - 02/24/17 11:13 AM
There’s Nothing Mellow about Mello Roos in Carlsbad

I read an interesting new listing today for Carlsbad. The agent stated that there were “Mellow Roos,” which is a good thing to know because it’s more money out of your pocket as the new owner.

But there’s nothing "mellow" about Mello Roos in Carlsbad, or anywhere in North San Diego County where I do business.

Mello Roos fees are a type of property tax on certain homes, generally those in planned communities such as Bressi Ranch, La Costa Greens, La Costa Ridge, La Costa Oaks, La Costa Valley, Calavera Hills, The Foothills at Carlsbad and … (20 comments)

Perhaps that sounds like an intrusive question, but it’s an important one when searching for a new home in Carlsbad, or nearby.

I work with a lot of buyers who are relocating here from other parts of California, or other states. Typically, there are some pretty important things they are seeking when moving to Southern California, either to Carlsbad or other nearby communities in North San Diego County.

Of course there are important things about the house that you want and need because of your personal situation, and the lifestyle you lead, or maybe … (28 comments)

Realestate-Ese - Carlsbad Buyers Ask:
What Does “Opening Escrow” Mean?

There are a number of exciting moments when purchasing a home, especially your first one.

Getting your pre-approval once you decide to buy (you ARE getting pre-approved, aren’t you?!) is an early one. It’s essential to know what you an afford, including your personal budget.

Then comes the day when you find the home you fall in love with and decide to make an offer. Waiting for the response from the seller is always a nail-biting moment, but then you get the word that you have an accepted contract.

And somewhere along the way you … (24 comments)

Real Estate-ese
“What is Funding?”

Buyers need to understand all there is to know about how to buy a Carlsbad home, from start to finish, including the terminology used in real estate transactions that may be confusing, especially if you are a first time buyer. “Funding” is one of those words you should understand.

Certainly the most exciting part of your home purchase is your closing. It’s handled in different ways in different states, but once it happens you become a new home owner. You can learn more about closing here in the Carlsbad area and closing costs with these links. Or watch the short … (22 comments)

how to buy a home: Lessons I Have Learned in Buying and Refinancing my Homes - 10/28/16 10:08 AM
Lessons Learned in Buying and Refinancing my Homes

As a Carlsbad Realtor I have, for years, worked with many buyers and sellers (plus for 3 years back in Boston), and a good number of relocations here from out of the area or out of state. My wife and I have bought and sold 10 primary homes over the years, along with 2 vacation homes on Cape Cod (the one above is our first, in Brewster, MA) and a business condo, so I’ve learned a few lessons and thought I would share them about how to buy a home or how to sell … (22 comments)

how to buy a home: What’s in YOUR Lifestyle? Issues for Home Buyers to Consider - 10/18/16 09:20 AM
What’s Important to You in Your Lifestyle?

There are a host of factors buyers consider when choosing a particular home in the Carlsbad CA area. Requirements vary, of course, from person to person and may be very specific or fairly general. Some have a huge list of wants and needs, while others do not.

It’s easy to become so focused on particular requirements in a home search, or perhaps things that are desired, that buyers don’t always consider the overall picture…the lifestyle they currently enjoy and wish to continue, or perhaps a lifestyle they are seeking, which can, of course include features of the … (9 comments)

how to buy a home: What is Due Diligence When Buying a Home and Why is it Important? - 10/10/16 05:56 AM
Due Diligence When Buying a Home - It's Important!

When buying a home in Carlsbad CA, or anywhere for that matter, it’s critical to do your due diligence as the buyer during the contract period, which will vary not only by state but by what might be negotiated between you and the seller. You will want to check with your Realtor about your specific rights and obligations.

Thorough due diligence is essential to ensure you know as much as possible about the property you are buying so you can make an informed decision about whether to proceed with the purchase within the defined … (25 comments)

how to buy a home: Why is it Important to Review the HOA Documents? - 09/30/16 09:30 AM
Why You Should Review the HOA Documents

If you are purchasing a property where there is an HOA in Carlsbad, whether a detached single family, a condo, a town home, or in some other type of common interest community, an important part of your due diligence will be to investigate the HOA.

Your investigation can include talking with the neighbors, doing some research online, asking questions directly of the HOA if there are particular issues that concern you (e.g., pet limitations), but most of your investigation will be wading through the HOA documents.

Buyers sometimes ask – is it necessary to review the HOA documents?

The … (20 comments)

how to buy a home: Real Estate-ese - What is the NHD in the Seller Disclosures? - 09/28/16 10:52 AM
What is the Natural Hazard Disclosure?

Real estate is filled with lots of acronyms that are, at best, confusing to buyers and sellers, and often meaningless. Here in California we have lots, I mean lots, of forms and disclosures for consumers to wade through as part of any real estate transaction. And they are all identified by acronyms which mean nothing unless you are in the biz. The NHD (Natural Hazards Disclosure Report) is one such item.

When I first started in real estate here in Southern California I was overwhelmed with all the forms, reports, and disclosures that were part of how … (18 comments)

how to buy a home: What is the Seller’s Real Estate Transfer Disclosure Statement (TDS)? - 09/26/16 06:37 AM
FAQ - What is the Real Estate
Transfer Disclosure Statement

As a Carlsbad home buyer once you have gotten your offer accepted you will start a period of what should be pretty intense due diligence on your part.

You have a lot to do as a buyer to investigate the property you are purchasing, within the time frames spelled out in your Offer to Purchase (known as the RPA or Residential Offer to Purchase Agreement here in California).

And it‘s an important part of how to buy a home.

That due diligence will include, in addition to your home inspection, a review of … (20 comments)

how to buy a home: How and When Do I Remove My Offer to Purchase Contingencies? - 09/23/16 07:40 AM
How and When to Remove Contingencies
in an Offer on a House

When buyers make an offer there are a number of contingencies that are part of the offer.

The RPA, or Residential Purchase Agreement, here in California spells out the various contingencies and the typical time frames (while there are defaults on these, dates are negotiable) for making an offer on a house.

Note: an Offer to Purchase document may be different in other states and the discussion here may not apply to your situation – discuss this with your Realtor!

Typically your purchase will be contingent on a thorough investigation of … (45 comments)

how to buy a home: Should It Stay or Should It Go? Lessons on Fixtures in North Carolina - 08/09/16 10:28 AM
The issue of what items are to remain in the house upon closing versus what the seller is taking, can be a complex. Sometimes sellers want to take things that are fixtures, or just do.

Buyers often have questions about what items will stay and what will go, too. And sometimes they make assumptions.

Debe does an outstanding job of addressing this issue which can sometimes come to a head at the final walk-through before closing. This is an important read for buyers and sellers, and their agents!

Keep in mind that contracts vary from state to state, too!

how to buy a home: The Thrill of the Final Walk-Through at Your New Home - 05/29/16 10:04 AM
The Final Walk-Through at Your New Home

I had a final walk-through at a beautiful condo with my first time buyers on Friday night, with closing set for Tuesday.

The final walk-through is important from the standpoint of checking the home is in the same condition as when you put it under contract before you have closing, and to verify that any repairs that might have been negotiated have been completed. It’s the practical part of your due diligence when buying a home that’s important to do (how and when this occurs may vary depending on the situation, your contract, etc.).

But the real thrill … (12 comments)

how to buy a home: How A Home Seller Pocketed Extra Cash Because Of Facebook - 05/23/16 09:20 AM
Do you talk with your buyer and seller clients at the outset about not talking about their transaction online with friends, family, or worse, THE WORLD, on Facebook and other social media sites? It can be a quick way to potentially derail a transaction, or possibly spend more money as a buyer or lose money as a seller. Transactions should be confidential...that means stay off social media.

Joe does a great job here with a real world example of the financial harm that could befall a buyer for blabbing about the transaction they are in the midst of when they shouldn't.

I hope … (25 comments)
