This has been going since at least 2010 in this area. NVAR switched to Sentri, but DAR stuck with Supra. Agents needed to have part time membership in a neighboring association in order to show houses using both types of lockboxes. Well, DAR eventually switched to Sentri, and no longer deals with Supra. So my old Supra Active Key that I got from DAR sat in my drawer for a while. I wasn't getting a ton of showings from counties West of here, and Sentri worked well  over 90% of the time. Unless, you do it right. That means checking with county, attorney, surveyor, engineer, etc.
 I'm involved in a deal now where the a seller had given owner of a landlocked parcel behind her an easement to get back to his lot. Seller most likely was paid for the easement, and the money probably looked good at the time. But did seller consider the long term consequences? Seller is now selling, and near settlememt date. Well, it still amazes me how lazy and pathetic some listing agents are, and how clueless some sellers are. I had showed 1-5 properties per day 6 of the last 7 days. These homes were located in Haymarket VA, Leesburg VA, Aldie VA, Fairfax VA, Falls Church VA,and Sterling VA, with the majority being in Haymarket on Bull Run Mountain area, and Sterling. Buyer didn't want HOA and wants to stay under $400,000.00, and prefers 1/2 acre or more, although we did see some in Sterling Park on 1/4 acre lots. access: Sentri Lock Update Confusion- Update Daily- Not Weekly - 05/16/13 04:51 AM
Wow, I just received an email saying that one of the agents from our Mclean office showed up at a property to show it, and couldn't get in. How annoying. I just finished ready a story 2-3 days ago about glitches with Sentri-Lock, and updating your card only needed to be done weekly. Supposedly Sentri-lock didn't notify this agent, and maybe didn't notify anyone else that apparently cards now need to be updated daily again. Anyone having any problems with Sentri Lock?

access: When Buying Mountain Land, Searching Title Back 60 Years Isn't Enough - 03/18/13 09:50 PM
Choosing a Title company isn't always simple. If you're buying land, ( especially mountain land), or an home built on a mountain lot, you will most likely want to work with a title company that has an attorney. Many title companies have no attorneys, they just hire one as they need one. I have had title companies search the wrong parcel of land, fail to search back further than the normal 60 years, and occasionally make minor mistakes. Usually things get worked out, but sometimes it takes much more time.
