Blandy Farm is a 700 acre facility in Boyce VA that is owned by University of Virginia. It's open to the public year round and admission is FREE. It offers a variety of interesting topics such as hiking, horseback riding, plant and tree exploration, bird watching, photography, flowers, plants, art shows, history, picnics, and more. Virginia has a huge variety of farmland, and much of it is either not being used, or could be used in more productive ways. There are several roadblocks for both young farmers and experienced farmers when trying to locate and lease suitable farmland. When considering selling farms in Loudoun, there is always the possiblity that the subject of subdividing will come up. The sellers usually think that adds a lot of value. The truth is, there is no way to know how much value subdividing adds until a lot of research is done. That can include environmental studies, traffic studies, zoning, location, access, easements, existing buildings on property, and much more. Sometimes, subdividing makes no sense.
