Unless, you do it right. That means checking with county, attorney, surveyor, engineer, etc.
 I'm involved in a deal now where the a seller had given owner of a landlocked parcel behind her an easement to get back to his lot. Seller most likely was paid for the easement, and the money probably looked good at the time. But did seller consider the long term consequences? Seller is now selling, and near settlememt date. I get potential buyers and even agents coming up with values of what they think this lot or that lot is worth after they did some figuring of prices per acre based on other land sales. ( Comps). It's so comical to hear their reasoning it's sometimes hard to resist just hanging up the phone on them. They will be looking at a 3.7 acre lot, and then mention they saw a nearby 12 acre lot that sold for $210,000.00. So they divide 12 into $210,000.00 and come up with $17,500.00 per acre. I get that question a lot from potentential buyers and agents. I usually rattle off several of the reasons from memory, but there are usually several other reasons as well. The key word is " Density". One project I'm working on is a 53 acre parcel that I'm diving for the owners into 5 lots. The standard definaition of AR-1 zoning in Loudoun County VA means 1 house per 20 acres. Most people think that means that I can only divide the property into 2 lots of 20 and 23 acres, or 21.5 and 21.5, or any combination as long as both lots are 20 or more acres.
